Accepting a bid?

I saw this cute house that i liked and called to see the selling price.
I was told there there was already a bid that was accepted but it is still being shown...

I thought after a Bid was accepted ..that is it...???

Very often a house is still shown until the contracts are signed. A lot can happen between an accepted bid and contract.

Two days after DH and I saw our house and had our offer accepted, a couple offered $20k more. Luckily for us the sellers decided to honor our offer.

I think that happens often- that a seller will accept an offer but will continue to hear other (better) offers. And there is always the possibility that the first offer will fall through.

Until the contracts are signed nothing is binding.
When we were buying our house they accepted our offer, a few days later got a higher offer in all cash Chat Icon so asked us to raise our offer to match that, we said no, they were going to go with the other offer and then that offer "fell through", so they called us back. (I don't believe that other offer existed)

I know!!Chat Icon It's awful, isn't it? I can sort of understand the reasoning - I mean, if they accept an offer and stop showing it and that offer falls through, it ***** for them, but still, very unfair to the buyers!!Chat Icon

It's frustrating that a bid gets accepted and then the seller keeps showing the house. But... we had FIVE accepted bids fall through during the 3 or 4 wks we had our house on the market. Two of those five bids fell through because people were bidding on multiple houses. Two other bids fell through because the bidders were new to househunting and got "cold feet". We would have been hurting ourselves badly if we had stopped showing after ANY of these bids.

So from a seller's point of view, I feel like-- hey, if the buyers can play us by bidding on multiple houses, or placing "casual" bids they are not prepared to follow through on, then as a seller you have to be defensive and not relax till the contract is signed. It's a crappy way to have to behave, but the crappy behavior goes both ways.

we lost a few houses right up until the point of a partially signed K because the house was still being shown & we got outbid.

Technically, the house is available until it is in contract (fully executed).

So let me get this straight. If you made an offer and it was accepted the owners can still change their mind if they get a better offer?

It is a bit rough...on the one hand you want to get in early before there are any other bids, but then really there could be bids AFTER yours. Most agents will not bother showing a house if there is a first accepted, as it is usually a waste of time. Which is another reason why I stopped going through the lsiting agents & just got myself a broker.
