How long does it "normally" take to get ur closing date once everything goes to the underwriter?

It depends- the underwriter can review the application and request more documentation or the underwriter can review the file and sign off. It depends--once you are cleared to close you then have to wait for the attorney's to coordinate their schedules.

Do you have a mortgage commitment yet? If everything is first being sent to the underwriter, you are probably waiting for a mortgage commitment. It really depends on the bank, the workload each underwriter has, etc. The underwriter may request more or updated information from you. Some banks will give a commitment before they have an appraisal done, but most will order the appraisal first and then issue the commitment once that comes in. The appraisal process can actually take a couple of weeks because the underwriter will order an appraisal through a management company that will assign an individual appraiser. The appraiser will then contact your agent to schedule access to the house (how soon they go depends on the schedules of everyone involved), and then the appraiser has to prepare a report, which is reviewed by the management company and then sent to the bank for the underwriter to review.

If you have a mortgage commitment, there are usually conditions on that commitment that will need to be satisfied before you get the clear to close (some of them are things that you will need to take care of). Title issues also have to be taken care of, and depending on where the house you are buying is located, it can take awhile. For example, Town of Oyster Bay is now taking 6-8 weeks to respond to title search requests (for C/Os, building violations, etc.).

And once the bank gives clearance, then it depends on the parties' schedules, and their attorneys, as well as the bank attorney, to get a date.

If you want to move ahead quickly, I suggest you keep in touch not just with the bank, but with your attorney (who is handling the title issues) to see if he/she has ordered title, reviewed it, etc. You don't want to get things cleared from a lender standpoint but find out there are other obstacles to closing.

No two situations are alike. I work with lenders who can close a transaction within 30 days of getting a fully executed contract (these are usually vacant homes so you are not coordinating with a seller's moving date), and I've had other banks take 2-3 months.
