which remodel option would you choose
we are trying to come up with ideas to remodel our kitchen as of now we have two options (still meeting with people and coming up with floor plans so who knows if this will change)
option A is a nice and large kitchen with a separate dining room
option B would be a smaller kitchen (about 30sq ft less) that allows us the option to easily build a 3rd bedroom if we end up having another child (i would say the chance is about 85% chance that we would have a third child).
we are torn because we would love a big kitchen but at the same time, having another child is something we would love and we would need a room for them. we dont want to go and spend 50K now and need to tear half of that work down in 5 years bc we need to build another bedroom
as i mentioned, we are still meeting wtih companies to see what other options we have and hopefully we come up with a solution that fits both of our wants. but if not, im curious what others would opt for

How big would the kitchen be? 30 feet less from an 80 s/f kitchen is a lot, but 30s/f from a 200 s/f kitchen is not as bad.

good point - the smaller kitchen option would be about 115 sq ft
the larger kitchen would be about 145 sq ft

I'm not sure I understand how this is a question.
you are either plannign to have the another kid or not.... 85% yes.....
assuming you have a 2 br house... and need a 3br for the next kid............. there is an 85% chance your house will be too small in a few years.
you can go through the construction and dust and whatever, and be all set to live for the next year or two to then go through the pain of selling your house and moving if you choose A.
maybe I'm biased on construction work, but I'd wnat to do both the bedroom and kitchen in 1 shot. It is expensive to do, but generally cheaper to do things at once. and certianly cheaper than if you have to redo work since you didn't have a master plan.
or at the very least draw out a long term plan and work to it in pieces.

I would go with whichever one is more likely to increase the resale value of your house - where are you going to get the biggest ROI? without knowing the logistics of the rest of the house it's hard to decide which one to do, are there other ways that you could add another bedroom at some point. For example, we just expanded our kitchen and dining room, but we have an office that can always be converted into a 4th bedroom (it actually originally was a bedroom, but we wanted the office).

Don't know if you are thinking of general home value beyond just your personal needs, but a 2 bedroom house is a hard sell on Long Island. There just isn't much demand for a 2 bedroom house around here.
Adding a third bedroom would add much more value than a bigger kitchen, especially since 115 square feet is not a tiny, unworkable space for a kitchen.
It also sounds like a 3 bedroom house is going to make your home more liveable for you and your family, given your plans to have another child. I think having a third bedroom would positively impact how your family lives in the house than increasing the kitchen size by approximately 25%.

I still think a 4th bedroom would add more value than the 30 square foot addition to the kitchen, unless the kitchen would then be very small, which isn't the case. A lot of buyers still need or want a 4th bedroom.
Beyond 4 bedrooms, though, there is definitely more value in expanding common space instead of adding a 5th bedroom or beyond!
But again, I would make your own family's use the first and foremost consideration if you are going to stay in the house for awhile. And it sounds like the additional bedroom would be preferable for you.

Kitchens sell houses. If you can make a "wow" kitchen in the remodel, i would go that route... especially given the house already has three bedrooms.
How many kids do you plan on having? If you are having two, then three bedrooms should be sufficient.

Double up the kids and go for the big kitchen. Ok I might be somewhat biased, but the kitchen is where you will spend the most time and get the most enjoyment! See here for inspiration and blog
