When to sell?
DH and I own a home in northern Suffolk, and current sale prices in that area have gone up quite a bit in recent months.
We are looking to move out of state, but can wait to sell. Are we better off selling now, or waiting 1-2 years? Obviously no one can predict the way the market will go but I am hoping someone with experience can shed some light. TIA!

The way banks are giving out 3% down mortgages like candy, I would most definitely list NOW.
You don't have to sell now, but I would definitely list. Its quite a sellers market if you have something valuable and desirable.

I would list now, if you want to sell. It's a good market for sellers right now. And as you said, who can predict the future? Prices are going up, but gradually. And rates are also predicted to go up. If they do, many buyers who would be able to buy your home today may not be able to afford it in a couple of years.
So if the time is right for you to sell now, for personal reasons, I wouldn't hold out for another year or two just to try to get significantly more money.
I would talk to a real estate agent to get some specifics on what homes are selling now and how the trend is going. I know that for the period of Oct 31, 2012-Nov 1, 2013, residential home sales in Suffolk (this includes condos, co-ops, etc.) rose 3.9%. But real estate is local, so you would want to have someone look at single family homes in your particular town/school district and give you a tailored analysis. You shouldn't rely on general stats or the media hype about real estate market heating up.

I work in that area- houses are selling- I sold 4 this week for a total of 10 this month!
