Tax grievance-Maidenbaum?
Morning! Anyone have experience or reviews working with Maidenbaum of Cedarhurst to grieve your taxes? We are in a cape, on a 40x100 in floral park and our taxes are 11,000!!! We've only owned for 2 years, but want to get in the habit of grieving. I'm interested in this particular firm because their solicitation also offers to grieve our (ridiculous) village tax for 2014/15 even. Just want to make sure I'm not entering into some sort of scam, again, a la "star exemption advisors'" (per my older posts about our star app). Thanks for input.

Tax grievance-Maidenbaum?
Maidenbaum is legit. I used to work with them 15 years ago at a former job. Don't know anything about their service lately, I haven't been in that field in quite sometime, but they have been around a long time.

Have you tried to just do it yourself. Its just a form that you fill out. Not worth paying someone to do.

I've not. From what I've heard/read online, it is more than just submitting an application. You also have to find and submit comps in your area (this used to be simple to do on mynassauproperty, but they are no longer listed there). Also, I've heard than more often than not the assessment review committee denies these applications and that is why it is good to use a service like this, because they can handle the appeals, taking it to the supreme court, and next steps.
It looks like some posters have used this company before (past posts), but I was just looking for some more recent feedback.
If I'm wrong about doing it myself, someone please tell me! I wouldn't be opposed to giving it a try. Anyone do it themselves fairly simply and succeed?

We are not in Nassau, but were able to easily do it ourselves.
When did you buy your house? Our realtor just ran the comps for us. Took him only a few minutes. We had bought our house about 1.5 years earlier so it is not like we had had contact with him leading up to asking.

I have to ask my dad who we used lol!! We also moved to Floral Park 2 yrs ago. Taxes are insane!!!

I thought FP was supposed to have better taxes. We pay more than both our neighbors and have less square footage.

A seller client of mine (last year) successfully grieved with Maidenbaum. As others have said, they are legit.
You can definitely do it yourself...If you are worried about finding comps, I could help (obviously that would be complimentary!). I know people who have done it. You can find a lot of info on the Nassau County Assessor's website (I think you just need 3 comps), but of course that wouldn't address the village taxes, so that is an advantage of using a service.
But I will say that, from what I understand, there is a huge backlog of grievances... I live in Town of Hempstead (but it is probably the same for North Hempstead and all over), and we have been trying to grieve our taxes, but due to the high volume of requests, are grievance wasn't even considered last year. So it may pay to just use a company who can stay on top of it (although even people who hired companies to handle the grievance have said their grievance has been rolled over to the next year).

The major advantage of using a tax grievance place is that the county is using different ratios for representatives vs those who represent themselves. It is shocking actually.
The other thing is that the forms can be kind of confusing and it is can be a 2 step process if you get denied by ARC.
Maidenbaum is legit; they do a good job.

Maidenbaum is a legit law firm. The firm I used to work for used to send our residential clients to them.
They specialize in this type of law, and I can say I highly recommend them.
Filing a tax grievance can be done yourself but it is a time-consuming process and can be somewhat confusing.

Tax grievance-Maidenbaum?
Yes, we are new construction- I used this firm and we got a 23% reduction 1st year, 21% reduction the following year, and just won again for 9%. Yes, I know I could have filed the paperwork on my own- but after all the work with getting all the permits for my house and the whole process- I was done. My friend also used them and got over a 20% reduction.

we settled and were reduced by 1500 how much of that does maidenbaum keep? do they take it directly from your escrow or do you write them a check?

They're fee is 50% of your savings, but I'm not sure how it works. There is something in the contract about them depositing any funds and deducting their fee.

I, too, am curious about how the firm gets paid if they do indeed get you a reduction. I just got a letter in the mail from Maidenbaum today.
We have to write them a check. I almost wish they just took it out on their own - not so much prepared to write that check right now. LOL
