Looking for reccomendations on where to buy
We are looking into buying our first home this year. We are looking to buy in Suffolk and I was looking for some suggestions on areas that would fit the following criteria.
$350,000 or less
Taxes around $8,500 or less
Great Schools
Safe neighborhood
Not in a flood zone
That's all the major criteria I can think of for the moment. I might be back to update it if I think of some more things.

Agree with this. A recent client started looking in Wantagh, Seaford, and Massapequa... they eventually bought in West Islip (north of Sunrise, not in flood zone), and were very happy! Got a lot for the money. Reasonable taxes, and a very large property.

Hauppauge. West Islip is great too, a much smaller district than Sachem (Ronk) which appeals to me.

We're in a flood zone (although not officially--but Sandy hit us), so sorry no help there, but what about Lindenhurst, or the Babylons?

I live and sell in West Islip and I think taxes would be higher more in the $9k range or above

Yeah I feel like when we were looking, the taxes were the reason we ruled out WI.

Taxes are what is going to hurt you in a lot of areas. Check ronkonkoma and holtsville.

I'm in Holbrook. My taxes are about 10k a year but I have the biggest house on the block.
But my house was significantly less than 350k.
