CO question

We are waiting to close on our new home. However the current seller dose not have a CO for the garage conversion (they made it a family room- although current ownes swears it was like that already when he purchased the home 30 years ago)
We are using a VA loan and they will not allow the seller to put money in escrow for this. So we have to wait for him to get the CO..
Anyone know how long this process may take???

It could take a few days or a few weeks.

Are they doing it themselves or hiring an expediter that knows how to navigate the town.

i dont know but i will ask my attorney to find out when i speak with him later today!!
im guessing a expediter would be the way to go right?

when we purchased our home, we were waiting on a CO; it took 4 weeks. The seller eventually hired an expeditor - but im not sure how long it took once they got an expeditor. we are in nassau county if that

Ok just called the attorney he said yes te seller is working with a expediter

I would try to get more info on where things stand. Is there an open permit to be closed out, or is there nothing at all right now? Will a variance be required to get a C/O? Or will any work have yo be done to make it legal?

Have any inspections been scheduled yet (e.g. electrical, plumbing)? Usually there are several that happen before the final inspection to give the C/O when you are dealing with something like a garage conversion.

I've never heard of it taking days, it's usually weeks or even months. But it really depends on what needs to be done. Perhaps the sellers started the process of getting the C/O awhile ago.

It can also depend on where you are located. Some towns are easier to deal with than others!

our sellers told us (at closing- f my lawyer who knew) about an open permit on garage conversation that needed to be closed. We have been waiting 2 months and counting...

ugh this all dosnt sit well with mev :(
I was told that the seller is working with a expediter but I do not know if hes been with him since the beginning or when he eveb started the process to get the CO.
My attorney put a call in to see what the status of the CO is but that was yesterday and I have not heard anything back yet,.

Our mortgage commitment expires on the 27th and then we have to either pay almost 1200 to extend it for 30 more days or we have to gain another 1.2 point on our APR. I am beyond mad about this. its the sellers fault we have not closed yet I have to shell out more money!! I am at the point that if the seller doesn't pay the 1200 then the deal is off I am not willing to lose more money.... Chat Icon

Ugh I'm sorry you're dealing with this... With our house the sellers were awful about communicating and the whole thing dragged on, it took more than 4 months to get the CO's (they also had an expediter) and in the end after we had already paid to do an extended rate lock we finally wound up closing with money left in escrow until the COs were issued 3/4 weeks after closing.

ugh so frustrating,,
We are using a VA loan and they already denied money in escrow for it. so we cant close till the CO is in hand... :(
