Any idea on if we can find a ranch, lower taxes than 10k in either of these two areas? Anyone live in those areas?

It's highly unlikely to find those taxes and that price range in that area.

To your knowledge on the North Shore area what towns would be possible for that type of price and taxes? Where looking into Kings Park and also East Northport but are open to towns eastern Nassau County. When the places I've seen that I really enjoyed was the state streets in North Massapequa. My fiancé doesn't really want to live in Nassau County I understand that completely.

For taxes in that range your going to have to be willing to look around like ronkonkoma Selden centereach Holbrook possibly I know northport has low taxes but the cost of homes are around the 450k....

We are house hunting too so that's what I've found we had to look outside our desired areas or be open to different towns/ size of homes we did have to look for 10-12k taxes because that's all we can find in the areas we like. Remember taxes will likely go up yearly.... If you could only afford a max 10k a year taxes I would wait a while on a house

I'm not sure I can say this without sounding rude but honestly you are asking questions and we are giving you answers but you don't like the answers so you keep asking.

Look online and drive around. Call a broker. Other than what is on mls we don't have a crystal ball.

I have seen that the houses on the numbered streets in East Northport are fairly reasonable even if they are somewhat small I seen a lot of extensions and homes in that area and the taxes are 5000 to 8000! It's good to know that there are some homes that might be less updated that might need work on them that have a nice living space and low taxes. :)

I mean if it's what you can afford compare to over buying a house and paying a lot of taxes to live in a home I think you go with what you feel comfortable with.

The point of our parents helping us with our down payment would be so that we wouldn't have to live in Ronkonkoma and so far out east because of the traveling and distance for when we have a kid. I would love to live in Ronkonkoma. But I think we can find something when the time is right in East Northport or around there.

Even with a down payment you still pay taxes each year....also be sure that you can afford those taxes and annual increases. Just because taxes are what they are listed does not mean that's what they will remain at.

We live in a ranch in Melville, right by White Post Farms. Our taxes are well under 10,000. Great SD and area.

I don't know about Greenlawn but there are homes in Melville that fit that criteria, mostly in SD#13, however they would be smaller homes or ones that need updating. Just do a search on mlsli.com and you will be able to have some of your questions answered.
