How close to your "on or about date" did you actually close?

The "on or about date" in our sale and purchase contracts are May 20th. I feel like I've been engaged forever and want to get married already!

How close to your contractual date was your actual closing?

our contract said on or about June 15. we closed on June 26

Close to 2 months. But our sellers dragged the process out on purpose. Our on our about was May 1 and we closed at the end of June- and even then it was only because we had a stipulation in the contract that we had to close by June 30th (at the time there was a 8k first time home buyer credit that expired then) or they would owe us that money. They also wanted their daughter to finish out the school year.

On or about was July 15. We closed on August 1, but I don't know how feasible July 15 was, since our offer was accepted June 16!

On the day of the on or about date both times. What ever we originally agreed to in the contract.

It's really a 30 day window that is contemplated.

I find it depends on the situation, particular what the seller is doing/where they are going. I had a closing last week where the sellers have 2 kids in school, a dog, a full house of stuff, and they really needed time to get themselves organized, and we closed exactly 30 days after the on or about date. Sometimes the seller is lining up another purchase, and that can take time. Other times, a house is vacant, and as soon as you get your mortgage, the closing can happen.

If you are getting close -- like you are just working on your last few minor conditions in your mortgage commitment and know the clear to close is forthcoming, then the attorneys can start roughly discussing dates. But they won't schedule anything until your bank gives the clear to close.

Also, make sure your attorney has run title, that he doesn't need to order a new survey, etc. -- these are things that can unexpectedly delay the process. You think you are ready to close and then -- whoops! -- it's going to be another 2 weeks while you wait on this stuff.

Also, as we get into May, nicer weather, memorial day weekend, sometimes vacation schedules factor into delays, too.

We are cleared to close and so are my buyers. It's my sellers that are holding things up... there was a potential issue with the fence that was fixed. Everything else has a green light. We're just waiting...

We closed 60 days after our clear to close from the bank and 30 after our on or about date. The seller postponed a few times and then ended up staying an extra week in the house after closing, which they had to pay us for.

OOAD was 10/31. We closed 10/21. And that was with a week delay due to needing to renegotiate a bit since the appraisal came out lower than we needed to get a sellers concession.

We were supposed to close June 30 and we closed July 10. That was because a lot of people working on our deal took vacation for July 4th.

A good question to ask is the board is when we got our CLEAR to close.

Closing way March 31. Our bank mucked around with us. We didn't get CTC until the night before. Not day..night before.

I think we closed within days of our OOA.

Our date was March 30, we closed April 30 for our sale. For our purchase, the date was sometime towards the end of September and we closed 9/17
