House hunting sucks!

UGH..just need to vent! A new house came on the market Sat night. My realtor called Sunday at 10 am and they had 23 other people call to see it! I did go see it today and am not impressed. But it just shows the competition is terrible!! UGH, Rant over.

How do you know 23 other people called to see it. I know it's a hot market but that sounds like RE propaganda. Unless it was priced so low to the market.

I have to agree with Ave1024. Unless you physically see a lot of people at an open house, or you are physically waiting for others to come out of the house so you can tour it, a line like 23 other families have called is usually pulling your leg. For us, I figured we were in competition with seven families when we were looking for a particular area in our price range. So I knew when the other realtor would say that, they were BSing me. Ironically, they would always say it was 23 other families. If I hear that number it makes my bs meter go off. What they mean is that two or three families have called. Hence the number 23.

My house is in the market and there is no way that many people already called in that short time. I have had steady flow through but now where near that and my town has record low inventory

Where are you looking? Inventory is low in a lot of places, but 23 calls sounds improbable.
That said, we went to an open house and it was packed. Like, had to wait to get in to see bedrooms and basement. So they might be BSing you a little or a lot... but if you didn't like the house, it doesn't matter!

Whoever told you 23 is FOS. I Called about a house a few weeks ago. REA told me, "you should make an offer ( before I even saw it) because 10 people have already" I flat out told him that was carp and I wasn't interested. BTW, house is STILL on the market. They all lie.

I agree its highly unlikely that 23 ppl are interested in the house, but my inclination as another home hunter (we already sold our current home and waiting to close), is that GOOD homes priced well will sell quickly. By quickly, I mean within 2-4 weeks.

We already experienced 2 bidding wars for really nice homes in North Wantagh and North Merrick. The 1st house in Wantagh was listed in early December and scheduled an Open House 2 days after being listed - we went and it was packed, and returned 30 min later (after seeing another home a few blocks away) and it was still packed. We hesitated to put in an offer and put in an offer at asking price only to be told seller accepted an offer over asking, so we pulled out. Second home in North Merrick had several offers within a week of the OH and once realtor called us Seller accepted an offer over asking price, we also pulled out. Ironically, that house sat on the market an extra 2 weeks before going into contract because there were C/O issues (illegal 3rd bathroom and bedroom in basement) which meant the house was technically being advertised and priced as a 4 bedroom when it was really a 3rd bedroom (basements bedrooms dont count).

3rd home in North Wantagh didnt have an OH, but we saw it only 2 days after it was listed as a FSBO on Zillow. and we put in an offer almost at asking only to be told Seller already had an accepted offer - which made DH and I go Chat Icon, but we put in the offer, then realtor called 2 hours later saying we could get the house if came up an extra $10K to "preserve our spot". DH and I got a bit annoyed and said we would stick to just going up $5K and realtor called next day to tell us Seller opted to go w/ their first buyer's Offer.

Yes the whole process is crappy and annoying.

I'm sorry you are going through this. I've been there too and it does stink.
Depending on the area, school district, limited inventory, etc I believe there would be 20+ ppl seeing a house the day it comes on the market.
It took my DH and I 2 years to find something in our school district. There were a handful of houses we saw the day it came on the market and a few hours later there were multiple offers (even in the winter). We eventually had to change agents and went with an agent that got private listings. Our agent is so well known in the area and found us a house in 2 months. He would get a listing and sell it before it would even go public. It's crazy!! Good luck with your search!!

PS: if you are looking in the Smithtown, Commack, Hauppauge area I highly recommend Michael Scarito of Douglas Elliman. He's awesome!

It was in Oceanside. When we got there at 1:30 to look there were 5 other sets of people looking and we had to wait outside!! It really was crazy. The realtor looked like she was going to die, couldn't keep up with the amount of people. I am actually glad I didn't like the house, no way do I want a bidding war like that!! Inventory is really low, so that is why we think it was so crazy!

Its stressful, you've got to have patience and know that everything will work out when its the right house!

we are investors & houses that are priced right in some areas do have 20 people calling on the first day. I've looked at houses lately that had multiple offers in the first few days. I also sold a house recently without a Realtor or MLS & I had three offers at the first open house!

Inventory is really low in Oceanside, so I wouldn't be shocked if that many people called.

We bought our house almost 2 years ago. There was an open house 3 days after the house went on the market and an offer was made before the open house. We also made an offer and wound up getting the house. So yes, there's competition, but someone has to get the house in the end! If you like a house, just put in an offer and see what happens!

Honestly, while there are some dishonest realtors out there, most don't really engage in that type of blatant dishonesty to entice a buyer to make an offer. They don't have to, in this market! In many areas of LI, inventory is low and demand is very high, so houses are selling immediately and -- often with multiple offers at play, leading you above-asking selling prices.

I just put a mint condition split level in N. Bellmore on the market last Thursday, and I had an above-asking offer the first day. I advised my sellers to show it through the weekend, and we had an open house on Sunday. We had 16 groups of buyers in during the 2 hour open house alone (not counting all of the private showings), and we wound up with 6 offers, all at or above asking.

Yes, if a house is overpriced or in a less desirable location (I.e., on a main road), it may take longer to sell. But may houses are being snapped up very quickly. It's more important then ever to have a good buyers' agent to help you navigate the process.

my mom just listed and in less than 3 weeks has had 2 open houses + brokers open. the first open house had 15 people. she's had up to 5 people a day come see the house. she's had 3 offers.

freakin nuts! yet i can't even think of selling in my area without losing $$$$$$

same general area as @alli3131 i think?

Just curious - I havent personally seen that house but just noticed it on MLS/Zillow. It was listed for sale in March 2015 and then removed in September 2015. There were NO offers in that time frame ??

I'm in Farmingdale. Selling a house is 10x worse IMO than buying. I have rude people walk through my house all the time. I get that its not the right house for you and that's fine but still be polite.

I had someone make an appt to see the house last night at 730 and never show and their agent "claims" they stood her up. Really then call and cancel!

That particular house is getting extra attention because of the super low property taxes. I am a little shocked at how low they are, so you are paying a premium on the sales price for the low taxes.

Whoever buys that house better not hope that Nassau moves forward with the county-wide reassessment in 2018 as those taxes will surely get hiked big time. Looking briefly comparable homes in the area have property taxes above 11-12k easy.

Zillow is SO inaccurate! The house was listed with another realtor back in early April 2015. They immediately got offers, but they weren't really sure where they were going to (in terms of their next purchase), so they decided they weren't really ready and withdrew it a couple of weeks later (on April 20).

Now that they have their "exit plan" so to speak, they listed again with me last week, and so many offers came in.

Yes - the house has low taxes which certainly helped. But I sold another split level in that area about 6 months ago and had the same multiple offer situation happen.

I also just sold a ranch (in late November) in N. Bellmore (same elementary/middle/high schools) as the house I just listed last week. It had property taxes of $15K (for a small ranch, although with a very large property for the area), and it also sold the first weekend on the market with multiple offers and for slightly above asking.

So in this area, houses are going fast, unless they are really not priced well or have a major obstacle to sale (like they are adjacent to commercial properties or on a busy road).

What I'm seeing -- both as a listing agent and as a buyers' agent -- is that buyers lose out on houses a couple of times, and then start jumping on new listings with over-asking offers to try to lock them up fast.

This is especially prevalent in the $600K and under range. High-end homes have a smaller buyer pool and may still take a bit longer to sell.
