We've been looking for almost 2 years now! Now our home is sold and we need to be out in less than 2 months and there is nothing out there! It's getting to the point where my husband is pushing to move off the island...



Same here, we have to be out in less then 2 months and have not found anything!

We bid on a house this weekend. It was listed for 2 days when we saw it and we were the 3rd bid!! They had an OH the next day and got 5 more bids! We did not get the house but are first back-up. UGH.

Ughhh!!!! What is up with Nassau? Inventory is really low and we keep getting into bidding wars. Put in a strong offer this weekend and lost to another buyer. You know it's bad when you keep seeing the same people at open houses...lol. Hoping with the warmer weather inventory increases!

whats your budget? there's a house for sale by me in Forest City (Wantagh) that just went on the market for $479k. Not many houses go for sale here...it's a very desirable area.

I know the house you are talking about!! It is over priced for sq ft and what it is. It does look beautiful though! Comps are like $420K. We want to stay under $450K.

We would ideally like to be somewhere between $400-$500k. What we've noticed lately is you can't solely base what a house will sell for strictly on comps. Because there is such low inventory it's driving prices up. There was a house a few months ago listed for $489k, all the comps were saying it was over priced and should be somewhere around $420k...well that one sold over asking. It's ridiculous!!

This! I am finding the same thing. Anything that is great is being scooped up immediately and at asking. Inventory is basically nil by me (Oceanside). We are seriously considering selling because I think in some ways seller's are making out like bandits right now.

Comps are tricky because they are "backward looking" data, while the market is moving forward. Also it can be hard to find comps if you don't know what to look for, because on Long Island, we don't have a lot of developments of cookie cutter houses. We have mostly older homes that were all built in different styles, at different times, and by different builders, and then were all improved, expanded, and modified further. So size, style, number of rooms, condition, and improvements all vary. Not to mention, what the consumer sites show is often not the whole story so it's hard to tell if a house is truly a comparable or if something else was going on.

Also, when looking at comps, keep in mind that certain areas have more value than others, even if it's just a pocket within the same general area. Like Wantagh Woods homes have higher value than comparable homes in other areas of Wantagh SD. Similarly, Forest City tends to be more in demand and have higher home values than similar areas of Wantagh/Levittown SD.

I am also a big believer in a home is worth what you are willing to pay for it. Long before I was in real estate, I bought my home and knowingly paid a bit more than I thought it was worth because it was the best home for us and we knew we'd be there long-term. We don't regret it - we love our house!

Keep looking!! I know how exhausting the process is, but 13 houses isn't a lot. Spring is coming, so I think there will be more inventory soon. I actually just closed on a house and will be listing my current house (in Oceanside) in the next few weeks.

* No outstanding C/O issues (we didn't make offers on at least 6 houses because of this problem)
* No tenants living in the basement or top floor
* at least 3 bedrooms and the master bedroom must be large enough to fit a CA King
* at least 2 bathrooms (2.5 bathrooms ideal)
* No Corner properties
* Eat In Kitchen
* No open-concept kitchen
* Basement (finished basement is a +)
* No pool or hot tubs in yard
* no major updates needed (ie I can live with a 1985 Kitchen but not if the bathrooms have décor or cast iron tubs from 1935).
* not on a major road (double yellow) or have any yard bordering an expressway/parkway/major road
* not on any street with stupid parking restrictions (that kills all of Rockville Centre and Garden City, parts of Mineola)
* nowhere near the Bethpage Toxic Plume (which kills most of Wantagh, Seaford and East Farmingdale)



That's a huge list! I would seriously consider removing the parking restriction one, though. You're eliminating beautiful neighborhoods with many other perks because you can't park on the street between 2 and 5 am. I live in a town with this restriction and while it's annoying during the limited times when I have visitors and need to let the police dept know there will be a car on the street, it's so nice to have clean streets with limited cars on them at all times.

we have been looking for YEARS. We see about 5 homes a week and still havent found "the one"

The market is ridiculous! I went to a home recently and the owner was there. I just looked at her dead in the eyes and asked her how she came up with the evaluation for her home??? I also made a comment how her unfinished basement was nicer than the rest of the house. My frustration is making me rude lol but someone has to tell these people to lay off the crack.Chat Icon

We luckily found our house in early March. We settled on a great updated ranch w/ gas heat, CAC, finished basement, water filtration system in North Bellmore. Love that our block is dead end. Our taxes are more than what we wanted to spend and we went slightly over budget but hopefully after we grieve, they will drop to the $12-13K range. We enjoy not having the parking restrictions since we don't mind overnight guests and don't want to bother w moving cars in and out of driveways. The downside is that our block probably has illegal tenants but seems that's a LI problem.

It's a draining process.
It took us 2 years to figure out areas since we knew nothing about Nassau. We are now in a great town living in the last house for sale in this area that we could afford. As soon as we bought, prices really went up & we were priced out of the area. It was literally one of the last houses & were going back & forth on it. Kind of settled on the house but worth it since it's a great area for us & we make the house work.

We too looked for years..took us a while to narrow down an area.

Our criteria was less than yours but still we stuck to the must haves for us which were:
No cape
Basement
3 bedrooms
2 baths
No major work needed ASAP (we could live with outdated but nothing that needed to be torn out to be liveable)

Some things we had to compromise on:

Gas heat (we ended up with oil)
Taxes under $10K (our taxes are $13.5K but were recently grieved and are now under $10K)

Hang in there. It's a rough market. We literally made an offer ASAP with no contingencies other than financing and inspection.
