In our cape our kids were in one room and us in the other. We had fire escape ladders and baby carriers heaven forbid a fire or intruder. I couldn’t sleep with my babies on a different level so we made it work fine. Dormered capes can have more than 2 bedrooms upstairs making it easier for everyone to be upstairs.
House hunting is awful, especially on LI. I feel your pain! We did great with storage in the eaves and basement. If you get a cape with a basement you can finish it and it is really a huge amount of extra space. Be picky to make sure there is some type of storage, avoid homes without basement, attic or garage, you will drown in your own stuff in a few years.
I didn’t like capes when I got one but it was what we could afford for our first house. I don’t regret it. We made the best of our set-up and it worked well at the time.

I would absolutely not do no garage/basement. I'm actually struggling right now because I *really* want a basement but houses are popping up in my town in my price range but they don't have basements. I really like my town for a lot of reasons so it's a house size vs. location issue :( I would definitely get "more" house in a town like Lake Ronk but I'm not crazy about Lake Ronk. If I knew for sure I would have the money down the road to expand, I wouldn't agonize over it so much.
But it'll probably sell to someone offering more than asking so I should stop stressing, lol

This right here may be part of your problem. When you hear about a house - don't wait to see if the listing gets emailed to you. Tell your agent, ask her to contact the selling agent, see if you can be one of the first ones in to see it. You need to act quickly and use every advantage you have. You just got advanced notice on a house you may be interested, act as quickly as you can!
We're not even looking for a house right now, but our agent, who is also a friend, mentioned in passing that she's going to have a new listing near us that has a large piece of property. We immediately asked what the price point is and can we get in to see it, because we might be interested. If we're interested, we'll be able to get an offer in before others see it.

You’re right, I hadn’t considered that. I scour the listings and will ask about houses that haven’t shown up on MLS or houses I see signs for but no listings, but I’ve never gotten advanced notice of a house going on sale.
Our realtor definitely works quick though. Yesterday a house was listed at 4PM and she had us in the house by 7! We were the first ones to see it. Unfortunately it wasn’t a good fit, but I was happy to see how quick she was able to get us in.
