A Fed rate cut would have a direct effect on consumer debt that's linked to the prime rate -- home equity lines of credit and some credit cards. As for long-term debt, such as fixed-rate mortgages, the connection to Federal Reserve rate policy is tenuous. Sometimes mortgage rates go down when the Fed cuts rates, but sometimes they rise or stay about the same.

Fixed-mortgage rates are determined by the bond market as opposed to federal interest rate cuts so it does not necessarily mean that mortgage rates will decline. The rates actually may rise thinking the fed has taken a "softer" view on the economy.

Yes. Hoping it works out for many people who are going for homes right now! Esp. if you are incorporating a equity line of credit or heloc.

the lowering of thefed funds rate doesnt have a direct effect on mortgage rates, they are determined by the treasury market.

Right.

If anyone is doing a HELOC or Home Equity in tandem with their regular mortgage, you could see a savings!

yes, it will also have an effect on any other revolving adjustable credit lines.

when the fed "raises or lowers rates", they are changing the discount rate, which is the rate at which banks borrow/lend to eachother

when the rate is lower, it is cheaper for banks to obtain liquidity. therefore, they charge less for loans and therefore less on deposits. If you are getting less $$ for your deposits in a bank, you are more likely to take the $$ out of the bank and either spend it (and loans are cheaper so you may borrow) or invest it in the stock market or real estate, which pumps money into the economy.

Yes, it could. If you locked into a fixed rate Home Equity loan and are closing soon, your broker could possibly go back now and renegotiate your rate. If you have an adjustable ARM or HELOC then it will help out those who currently have them on their house or are closing soon.

No. But say you are going for a house now and recently locked a rate. You could possibly get it lowered now with the slashing of the rates.

If you have a traditional 30 yr fixed mortgage, this doesn't affect you right now.

so will our Heloc just adjust itself or do we need to do something in order for the rate to drop???Chat Icon Chat Icon Our second loan on our house to avoid pmi was a HELOC, so I was just wondering!

If your HELOC adjusts, it could be affected for the better.

I realize that HELOC rates will drop and that conventional rates do not drop. But I was under the impression that it was likely to have a ripple effect to traditional mortgages. Does anyone have any insight into this?
