2 full baths, but no bathroom on first floor
We're in the beginning of house hunting and went to see a house on a GREAT street in the town we want. The house has 2 full baths, but one is in the basement (basement stairs off the kitchen) and one on the 2nd floor.
The first floor isnt huge - livingroom, dining room and eat in kitchen, and I liked it. . . but I was surprised when I learned that there was no half bath on the first floor.
Would this be a deal breaker for you?

Is it an older colonial? Many only had a bathroom on the first floor when first built. Could you possibly convert a closet or something into a half-bath? I'd want at least a toilet on the first floor for guests and family gatherings.

Maybe - are they full flights of stairs?
We live in a split level and don't have a bathroom on the main floor and there really isnt a spot to put one. There are 6 steps up to get to the upstairs bathroom and 6 down to the one below.
We also have a basement where we can put one of we wanted.
Walking the 6 steps is no biggie, but of it was a full flight of stairs it may be an issue.

So nice meeting you too!- I kept thinking you looked so familiar and of course it was only after the class I remembered your LIW screenname - you were BackInNY!!!! I loved your wedding pictures! Congrats on your little one coming soon
As for the stairs - full flights. It's an older tudor. I think the only way to put a half bath in would be to put an extension on the kitchen. DH SWEARS he's handy, but he isnt.

I love Tudors! We looked at over 30 houses and not one of them was perfect.
If you really like the house, I would see if you can get a professional in there to determine how much adding a half bath would be and then make your decison.

I wouldn't worry about this if you love all other aspects of the house. You can always add a half bath down the road. I would take a look at the plumbing and see how it runs in the house. If the upstairs or basement bath are directly in line with a spot on the first floor that could have a half bath added, then this is an easy job.
