CRAZY - but explains why an investment house that we own (which is absolutely gross - but liveable) will soon be put on the market for around that price! I really feel for people who are trying to buy a first house in this market - you have to spend sooooo mcuh - and you get so little in return (sometimes).

Re: $300,000 and it's BURNT ALMOST TO THE GROUND!
I know, the RE market is insane.
Granted you are basically buying the land...which is .25 acre in Hunt Sta, but STILL! $300k for THAT?? Insane...
I'm so glad Dh and I bought our house in 2000 before the market went toally nuts...but I still want to move off LI!

Re: $300,000 and it's BURNT ALMOST TO THE GROUND!
Sorry but that is INSANE. You have to spend 300K for the house and then probably just as much fixing it up or knocking it down and re-building. And Huntington Sta area ain't a great area to spend 500K + on a house IMO.
IMO that isn't not a good investment

I'm guessing mayb they didn't have insurance OR I was thinking maybe they did...and collected the insurance money and are selling the house as-is and planning on moving. I mean, figure they got $500k from the insurance company and now possibly $300k for the house...that's $800k! I'd take that and leave NY!

Maybe they're taking the insurance money and $ they get from the house and leaving too!
It just seems insane to me that these burnt out homes are for sale period. Never mind how MUCH they want for them!

That's crazy!! You would have to assume all the hassles and b/s of getting the permits to rebuild, nevermind the costs. For $379,000???

Re: $300,000 and it's BURNT ALMOST TO THE GROUND!
The N Bellmore house was a two family house - It is big but its on Bellmore ave, on the corner of Jerusalem and Bellmore ave across from a gas station and next to Rite Aid....Great Location. Good Spot for someone that is going to knock it down and build a $800,000 house. Someone will buy it...There is always a buyer. Scott

I agree, someone always buys...and they will just rebuild. The house across the street from me sold last year for $400k and they tore it down right away and built a "mansion" that fills up the whole lot. New basement foundation and everything. Property alone is such a hot commodity on the island that some people don't care.

Fire Department Approved Floor Rafters On Main Floor To Be Stable
Doesn't this statement in the listing mean that if they rebuild... they can leave these rafters from the original home there and rebuild around it?
That might help with the taxes.... knowing it won't be a completely new house going up.

It does, but the zoning laws in the Town of Huntington have changes recently (not sure if this is about the Hunt Sta house or N Bellmore)...and it used to be that if you just left one wall of the original house and built around it that the town would consider it the original swelling and not reassess the taxes. Thats all changed now in Huntington - doesnt apply anymore...so even if the rafters are OK, they will still reassessed if they dont repair the house to the exact state it was in.

If that's the case, the land better be worth $300K, because I would think you would raze the place.

Re: $300,000 and it's BURNT ALMOST TO THE GROUND!
The house in Huntington Station is around the corner from my house. I can NOT believe what they are asking. My brother in law is a contractor so my sister called about the house (thinking investment). The owners are not really budging on the price. My sister told the realtor they were crazy to ask this much but the realtor said they already have 2 buyers. Go figure. It definately needs over $100K worth of work. My sister also pointed out that a mortgage company wouldnt lend money to anyone to buy this house. The real estate said they had a company who would (and you wonder at what rates!!) I still cant believe it.
