we probably looked at at least 20. Each time I went out with a realtor they showed me a few places at a time.

We lucked out- we saw two condos and five houses. We put an offer on one of the five houses.
The market here is a pain. All five houses were in the same price range. The house we made the offer on was SO much nicer. Though we only saw those five houses, I had also spent lots and lot of time online, so I knew that this house was a great deal. I did have some anxiety because we had not seen that many houses, but I feel great about it now.
We lucked out in that our house was priced to sell because the owners needed to move. We also lucked out because it fell into our laps fairly fast. Good luck!

looked at house for about 2 years put in offers to only 2 houses - didn't get them.
than found a house privately

In person we saw 3 co-ops, 1 condo, and about 15 houses.
I also did a lot of research online.

I lucked out and only saw two coops... the first one was a PIT... absolutely disgusting... so I stopped looking... I figured, if that was what my price range had to offer, I'd better wait and save up some more.
Then exactly one year ago today, my brother called me up and said his coworker was selling her place... and would I like to talk to her?
The rest is history! I saw the place, put in an offer the next day, and 5 LOOONG drawn out months later, closed!

I can't count the number of houses we saw/drove by. then when we changed areas and started looking at new homes, DH fell in love with one

We looked at between 30 and 40. We put bids on two others which we were outbid on and then found the one we are now waiting for our closing date on.
