Looks like we will NOT go to contract today...

But I'm not holding my breath, this whole process has been a rollercoaster!

The paperwork is with the lawyers right now, there's just a couple of legal problems we are working on like neighbor's fence on the property, etc. This whole deal has been very shady with the bad RE experience and the sellers going through a divorce. My lawyer doesn't want us to sign anything or put up money until all other legal issues are cleared up.

So everyone keep you fingers crossed! The house is a real fixer upper, but has AMAZING potential!

Update: We decided to walk away from the deal. The RE agent was very shady about how the offers were presented. The owners are fighting over everything (they are in the middle of a NASTY divorce) and my lawyer thinks that if we go to contract our money could be sitting for months with nothing happening.

It was in Deer Park(on the Dix hills line), 4 bedroom, 3 full baths, 7 rooms, 75x100 property for $347K...it was a dream. Nothing really wrong with the house other than holes in walls, carpets need to be replaced, kitchen needs to be updated but livable. As much as I am upset, I would be more upset to have my money tied up for months while these people figure out there lives! With the interests rates changing as they are...I don't want to take a chance locking in, extending and then losing out.

Back to the drawing board!

good luck!!!

it is so hard. when we were in attorney review the seller got another offer so we countered with 11,000 more. That was the bulk of the furnature money, but we now own the house so it was worth it in the end. but our seller was awful.

i met some neighbors who were like oh the seller told us this, that and the other thing about you and she was so mean about you but you are really nice. i thanked them, but wow was she a bad seller.

Buying a house from a couple going through a nasty divorce can be a good thing because nine times out of ten you will get a KILLER price on it. They want to close a deal like that ASAP so they can get the other party out of their lives for good.

But thats only good if you don't mind dealing with all the bullshyt associated with them and the transaction.

I am sorry about that. The price was excellent but I am sure the BS was not worth it. You will find something you love.

Yeah, that's why we were pursuing it. It just came back that my lawyer felt there were too many problems. Forclosure, property line issues, the couple fighting. They felt that our money could get tied up while they settle other issues and it was a safe decision. Being that we are planning a wedding for this year, we decided as much as the price was good - we didn't need that type of stressful situation at the same time.
