That's an original kitchen (cabinets... they are old and painted)... look at the vent on the side of the wall... they stopped using that decades ago... you have to factor that into the price as well.

No bathroom picture... oh, I hope that's not original too.

Bathrooms been updated, the house is tiny. 2 undormered bedrooms upstairs. But low taxes and a lot of expansion possibilities. Do you think the price is fair?

Great taxes, nice property - I like the expansion possibilities. However, I think it's overpriced - based on size, 1BA and other houses I've seen in that price range in ENPT...

I am selling a house in East Northport and bought one on the other side of town. ACtually, this house is reasonably priced. It's not just the house's condition... it's also on .43 of an acre. That's a big plot for a house of that size. You may be able to get them down by 10K or at most 20K but I doubt no more than that. A house on my block is on .18 of an acre, small house too and it just sold for over $440K and has old windows and no vinyl siding. It's an area that's much in demand so the prices tend to be a bit higher.

The sellers had hired an architect before they decided to move and have plans/blueprints for a huge extension/renovation that theyd include with the sale. I think that was a few thousand dollars.

The lot is nice - I still think it's overpriced. We bid on a house in Bellecrest on a 1/4 of an acre - needed minimal updating (moreso to make it your taste), 1.5ba, move-in condition, 75 y/o colonial with a lot of character. It listed at $30k more than this one and I believe the "winning bid" was $490k.

I believe Bellecrest warrants that kind of pricing...

I would still look at the house - judge for yoruself.

it is on Arcy across from Fifth Ave elem?

I think the price it very fair for todays market

I know a house for sale in ENPT for 550K same size lot and on a main road plus the whole house needs to be gutted (was a rental). I think the taxes are 7-8K

That is a nice area. I like it better than Bellcrest as well. Bellcrest can be very hilly, the roads sometimes very narrow and there is a hodgepodge of houses... you can have new construction then a house house that looks like it should be torn down then a cute older cape that might need some work all next to each other. I looked at a few houses but the houses surronding them always looked like they needed a lot of work.

haha - that's what we liked about Bellcrest - that each house looked different from the other. That and the fact that it's a stones throw from the Northport border.

To each their own - I actually hate siding whereas a lot of people look at that as a home improvement.

The best thing to do is to drive around an area...and definitely get comps on area houses that recently sold. That will give you an indication if a house is priced right. Also, find out how long it has been on the market. Anything that has been sitting for too long (and everyone's scale on what is too long is different)...is over priced.
