Re: home related...how much are "upgrades" worth
Depends on the neighborhood. I would say if yours is completely remodeled you could probably sell it for 280-300K

I agree...are there any other condo complexes in the neighborhood?

Re: home related...how much are "upgrades" worth
I would ask a realtor to pull comps and when you place your add highlight all the additions and upgrades that your unit features over similar sized units. Once people see the difference between your unit and its superiority they will understand why you priced it accordingly. However, if the other unit sells quickly and people are not able to compaire your unit to the old lady unit you may end up having a harder time justifying your price no matter what the upgrades are.
ETA: It depends upon what the upgrades are to determine value. What have you upgraded? If it is a kitchen/master bath you can sometimes bring in the cost of the remodel, but generally in condos it is just good to keep up with the neighbors.

Re: home related...how much are "upgrades" worth
My complex is in the same price range. Completely upgraded 1 bedrooms seem to be going for $260-270 (there was a short period when they were selling higher) and the units that were not renovated go from $240-250 (depending on location, top/bottom). People don't seem to want to go much higher than $270 for the same place (maybe figuring they could buy lower and redo it in their own taste).
ETA: I feel like condo renovations are a tricky thing, because no matter how gorgeous it is people will only pay so much for a 1 bedroom condo.

Re: home related...how much are "upgrades" worth
it depends- personally I would buy the cheaper one and do all the upgrades myself
but there are other people who would rather buy something in move in condition-

Re: home related...how much are "upgrades" worth
the condo we bought in AZ was going for $270 for an upgraded one..which was granite in the kitchen and fireplace and high end fixtures..etc..
We bought the non-upgraded version for $210K because it was in good condition.
This is for a 2bd 2bath.

I'm seriously stressing.
I live in a 1 bed/1 bath condo. Most of the units in our development are 2 bed/1 bath and are stilling from between $320-$340.
None of the 1 bed/1 baths have sold for a long time. An old lady just moved out and her son is selling her 1 bed/1 bath unit for $239
But, it's NEVER been upgraded, the floors are terrible, it's in bad shape.
But, that PRICE...UGH. I am sooooo worried that if it sells that low, it will hurt my resale value, even though our unit is in really good shape.
Don't stress, its ovious he just wants a quick sale. Its a fluke and I'm sure it won't kick off a cheaper pricing trend. There is a buyer out there for every seller and visa-versa. His is a handymans special and will be sold to someone looking for that.
