My EXTREME home makeover in 4 months- 6/12/06 UPDATE on p. 5 BEFORE AND AFTER MASTER BATH
I've posted about it in bits and pieces in response to others posts. For those of you who don't know the story, DH and I bought a MAJOR fixer-upper colonial.
I found the house 1 week after returning from our honeymoon last July. The first time we walked in, looked around and walked out. I was  at its condition. I proceeeded to look at more houses, even many gorgeous new construction but my heart kept coming back to "The Disaster House". This house popped up in my dreams (or should I say nightmares ). As I continued to look one seller said to me that she originally bought her house for its location and layout, everything else can be changed. BINGO!!! That was it. I also found out that the seller was getting desperate as the house, a much desired colonial in a great school district, had been on the market last spring/summer for 4 months and not one offer (the market was still prety hot then). She was an older lady and she had already purchased a townhouse in NJ. This house was way too much house for her to continue to care for, heat, and repair.
My FIL has been a kitchen designer for over 40 years and I asked him to come with me the second time I looked at the house. While I looked again he was to go through the house and make a list of everything that would need to be done. I knew what comparable houses were selling for and she had just lowered her price again (another 30K). FIL crunched the numbers. We figured if we could get the house for 20K less than asking we would still be ahead even when we redid everything plus 10% for unexpected repairs (they always come up). We made an offer for 20K less w/ 40% down at contract (we had a diamond house to sell and took out a HELOC) and be in contract within a week. They accepted. Our inspector found some unforseen problems and that lowered the final price another 10K We got the house for 200K less than comps in the area.
We closed on October 29th and started gutting the next day. Most of the construction was done within 4 months. We sold our first house in three weeks and moved in with in-laws from November to March.
What had to be done:
CAC
attic fan
all new electrical wiring (original was aluminum)
new oil tank- located outside
new boiler
new separate hot water heater
all new interior doors
all new interior doors/mouldings
gutted kitchen
gutted 2.5 baths (expand master bath)
redo and repair hardwood floors
replace banister
replace diningroom ceiling
I'll start with the kitchen and add rooms onto the post as I have time.
The kitchen was disgusting as you can see from the before pics. It actually looked worse in person. We gutted it and:
vaulted the ceiling
put in sliders
installed highhats, under cabinet lights, chandelier
reconfigured closets for a custom pantry
took down wall between kitchen and laundry
all new appliances, cabinets, granite tile.

Thanks. This is the second kitchen redo in a year We redid our old house before we sold, not knowing we'd sell so quick.
A lot of thanks to FIL, Allan. He is great!
One woman I work with, her FIL is a diamond dealer and everyone thinks she's the luckiest.
I think I'm the luckiest w/ a FIL that's a kitchen designer. I mean I can always wear CZ right

Was the woman who lived in there before you a TATOUAGE freak or what? Holy canoli!

Oh, she had it in the kitchen, diningroom, 1/2 bath, hall bath, master bath, master bedroom.
The half bath had really tall flowers and it is so small. If you were in there you felt like you were trapped in "Little Shop of Horrors" and that the plants would eat you as you were trying to... you know
