Pain in the you know what seller!!!

DH and I accepted a seller's counter offer on her house. okay, great. But she's being such a pain in the butt -- she barely came down on her price (and DH and I didn't offer much less than asking to begin with) and she's not doing any of the other little things we've asked for since she's barely budging on the price. First she tells me she's found a house and a deal is in the works, now she's not sure and can't make up her mind.

I'm the only person who made her an offer so its not like she's got people knocking down her door.

this is frustrating.

Can you explain this to me: WHY DO YOU PUT YOUR HOUSE ON THE MARKET IF YOU DONT KNOW IF AND WHEN (ROUGHLY) YOU WANT TO SELL IT?????????????????

I completely understand your frustration. Have you spoken to your attorney in regards to the repairs she promised? Are you in contract yet?

Do you have a signed contract yet? I agree with Kerry - call your lawyer and tell them about it.

I had a similar situation. You can put a time is of the essence clause and use and occupancy clause in your contract which basically says that they have to vacate by a certain time & close or they will have to close and pay your mortgage until they are able to vacate, which most Sellers will not want to do since your new mortgage is most likely much more than your old mortgage. How badly do you want this house and to get in?

yes, I agree too.

one thing I learned early on in the process... you have to be able to walk away. if this falls through, it was not meant to be and you will find something even better
