PERFECT STARTER HOUSE FOR SALE!!!
We are selling our current house. To be honest, it's perfect, it's just that DH bought it with his ex-wife and we'd like to move on to a place of our own.

It's not fully fenced in. About 2/3 of the backyard is grass and the rest of it has mature trees and is a bit wooded. It has a lot of privacy because there is a cul-de-sac in the back. I guess it depends if she only wants lawn for the dogs. The plot is about average size, I don't have the exact measurements but the taxes are very low.
I already have a few appointments lined up for Sunday and we haven't put the sign out yet. If she is interested could you please FM me her info, I'll call her and make an appointment.

SOUNDS great! nice area! For me a starter home would be a lot less, but I think based on your description your gonna get a lot oif interested people in it!

It is for this area and most people buy location. It's a top school district and very low taxes because of LIPA. Two houses around the corner in worse shape than ours sold at a comp price in one day each. The same house in my Dad's neighborhood of Hicksville/Plainview would be at least this price, not as good of shape, no CAC and taxes would be doubled.

I live in East Northport (hey neighbor LOL) and $455 is a great price for the area especially with all the work you have done.
There was a POS house around the block from me that went for $489.000

I live in huntington and know prices of houses. My comment is that your header says perfect starter home when on average couples starting out look in a lower price range. That was all. Im not an idiot I know how much houses cost in the area.

It's starter due to the size of the house. We got that number from several realtors. It's also good for someone who is downsizing and we have gotten inquiries from downsizers too.
In no way did I ever imply you were an idiot. Yikes, I'm just trying to post accurate info, backed up by several realtors who know the area, about my house.
I only put it up here because I've seen several posts that people were interested in the East Northport area. Just trying to give you guys an advantage because I know how quick houses go around here that are in this condition.

BTW: I used your menu template for the wedding. My crazy family was so impressed I had menus... many of them hadn't been to a wedding in a few years.
