Your opinions on redoing our bath

I have posted in the past that our house is on the market and we have had a couple people comment how nice our second bathroom is and wish that the main bath was that nice. The second bath my DH just finished in April so it is brand new and the main bath is still orignial but not bad compared to some 1950's bathrooms. The only thing left to do inside the house is the basement and this bathroom. Outside it the siding and windows could be updated. We could redo the entire bath for $1500 and are considering it. Do you think it is something we should do or just leave it. As far as the basement I want to put a door up. Here is a picture of the main bath and the doorway to the left of the stairs where I want to put a door.

If you can redo your bath for $1500 in this market, I would definitely do it.

It is a buyer's market and most want completely updated kitchens and baths. Most want the entire house updated, actually.

In the scheme of it what is $1500 if it will get your house sold faster in this saturated market.

Your bath looks very neat and clean but I have to agree it's very outdated.

$1500 is so cheap to redo it. I dont think its so bad though, at least from what I can see. If you dont want to do that full update - I cant tell what shape the tiling and sheetrock are in - you could easily update the vanity, commode, etc. for less. But $1500 is super cheap, Im assuming its just materials you would be paying for...we redid our bathroom recently and materials alone were $2500 and I didnt go high end at all.

DH would do all the work himself and take a week off of work to do it. He did all the work in the house and the downstairs bath looks great. Our biggest problem is with the bath is that we can't do half of it because what you cant see is that the tub is a peachy pink and has an almond color (dont know where the almond fits in) fiberglass wall surround in ok shape. We though about doing just the toliet, vanity and tiling the floor but then it would look like it was half a$$ job because we didnt do the shower area. We priced out everything at lowe's last night and found some really nice tiles for less than $1.50 a square foot. I think it disppoints people when they see the bath because the kitchen is done and so is most of the house. If I knew that we were going to move in 2 years and the market is the way it is i would have done it while we were gutting the house. But at least we will have another bathroom while doing this one.

I'd definitely gut & re-do the bathroom.

Not sure about a door to the basment because I like it looking open like that.

I agree it doesn't look bad but it does look very dated compared to the rest of your home.

IMO - i dont think it looks that bad. Its actually cute. i wouldnt put the time ore $$ in - i think even with updating the bath you won't get $500K for your home in this market.

If it's only going to cost you $1500 then consider it. It will mean the house is done besides the basement. I've never heard of redoing a bathroom for so cheap though but I guess you are saving alot by DIY on the labor and that's why. If it costs you any more than that though, I wouldn't bother because if I were interested in that house I would just buy it knowing that I'm going to gut the bathroom.

I think for only $1,500 I would do it. I wouldn't spend $5k redoing a bathroom, but since the amount is so little, I would probably go for it.

i would definitely do it. When people see a bathroom that needs to be updated they think "they should be accept 5k or 10k less because that needs to be done"

If it's only going to cost you $1,500, I would definitely do it. You will get a much better return on it, and your house will sell faster. The market is so saturated right now that anything that will work in your favor will make your house sell faster.

after looking at all the pics of your house

as a person looking to buy a home

DO NOT WASTE YOUR MONEY redoing your bath..

it really isn't going to jack up the price that someone would bid you your house..

And in all honestly...i have seen a BUNCH of "newly renovated" baths

and 90% of them i thought were terrible...
