Final Walk Through

I just wanted to know if anybody has a final walk through checklist on hand or if you can think of anything else to add to my own list? This is all that I can think of: checking all appliances, sinks, flush toilets, check fire alarms (bring batteries with me), check outlets (bring something to plug in outlets).

Also, there are a few things that they are supposed to fix that were written in the contract. For instance, they are fixing a small leak. How do we know that this was fixed? Do they have to show what they did, who they hired, etc? I will be also asking our lawyer about this, but I also wanted to check with you guys. Thanks!

I'd get a copy of the receipt of the work they fixed. I know my lawyer required it before we went to closing.

Open and close all windows
Open and close all doors
Check locks (even though you will be changing them anyway)
Check garage doors (and ask for openers if necessary and reprogram them)
Check sprinkler system if applicable
Run washer and dryer
Check plumbing under all sinks
Turn up the heat full blast to see if it works
Check attic (you'd be surprized how many people leave junk there)
Bring a light/radio to plug into every outlet
Remove any pics on the wall/look behind furniture for holes in walls.
Flush toilets while running water.
Check all motion sensor lights if applicable.

That's all I can think of right now.

Oh also,

1. Turn on the oven and stove
2. They are to provide you with a carbon monoxide detector.
3. Check basement for any leaks, especially around hot water heater/boiler
4. Alarm system if applicable
5. Turn up CAC if applicable/window/wall units.
6. check for leaking around skylights if applicable

bring a digital camera and take pics of all of the rooms so you know the condition and if there are any changes when you move in you have proof.

make sure all outlets work, bring a small lamp and plug it in to every outlet

Make sure heat works, radiators Air conditioning
