New Hyde Park or Floral Park (queens)

We went to open houses in these 2 areas yesterday. We're basically looking at small capes or colonials b/c that's what we can afford. We live in Qns right now. I'm trying to figure out the cost difference, paying a little more for a house in Qns, but less in taxes or paying a little less (for comparable house) and paying more taxes. Any one know which is better?
Also, any opinions on schools or other important things in these areas?

We are selling a house in New Hyde Park - it may be in contract this week - finally....but the house we are selling is garden city park - new hyde park schools - They are great schools, but for some reason mostly everyone wants Great Neck schools in New Hyde Park.

I believe the better area of NHP is between The northern State and Hillside avenue.....The houses over there maybe a little pricey though

I went to a couple of OH in the GN school side of NHP 2 weeks ago. The taxes were lower than the NHP school side. Does lower taxes in Nassau=not so good schools?

No - Great Neck Schools are supposed to be excellent - I think the taxes are lower in all of the NHP homes with great neck schools then a comparable home with NHP -GCP schools. The taxes in the home we were selling are $7900 and $7100 w/ star

lower taxes could be anything - most likely that one district has more commercial business paying taxes than another.

All that business on Northern, probably puts a lot of taxes into Great Neck - b/c Great Neck is a top district



If you want Queens - look into District #26

You can look into Bayside, it's a great area and some of the best schools.

Also I know alot of people who live in Queens, have renovated their homes beautifully and still get to pay the low taxes esp comparied to LI and they choose to send their kids to private school.

That's a point I was going to make. You can probably get more for your money on the Nassau side, Niha.

I actually live in Bayside, SD 26! We love our neighborhood, but the small capes around here are out of our budget. We live in a small 2BR coop with 2 kids, totally need to buy a house now. I grew up in NHP-Herricks side and can't afford that either so looking for something in between.

Yes that's true, but Im not sure how much tax gets taken out or which works out to be better or even if its about the same.

Anyone know if its a percentage?

That's what I'm thinking, if it evens out, then it's really just a matter of WHERE we want to live, taking into consideration getting more (property or size of house) for our money and commuting to the city.

I know, Bayside is very $$ for a good size home, we looked there too. I also went to Herricks Schools! We are actually buying our house in NHP - Herricks. We didnt think we could find something there either but we got lucky. Its not our dream house or anything but we were more about the area. Its not a huge price diff though so keep looking, it's a buyers market now so you have more bargaining power even if prices are still high.

My SIL lives in New Hyde Pk in the NHP SD and they are very happy there too, so far they are happy w/ the school system also.

New hyde park - Garden city park is supposed to be a good school.....

I have a few friends who live in NHP-GCP school district and they love it - one family moved here from another LI school district and they couldn't be happier.

A very good friend of mine just bought down the road in Mineola - very close to Williston park. I don'l know about the schools, but his block is GORGEOUS and his house was a very reasonably priced cape!

I did the same comparison it comes out to about the same either you pay it in taxes or principal, In my mind its the same crap you I will for 30years.

Douglaston has great schools and how about Bayside heard their district is good as well

We bought a house in Bellerose, SD#26 and we really love the area. We choose queens over nassau becuase while the current comparisions might equal out, nassau tends to raise there taxes at a much higher rate then queens does.
