real estate agent question

i spoke to an agent about a house and made an appointment to look at it, but later cancelled the appointment.
if i look at that same house with a different agent, would i owe the first agent a commission becasue i made an appointment to look at the house with her first?

hopefully, this is clear.

Did you contact the listing agent directly to see the house?

You don't owe anyone a commission because you are not working with the agent you called. If it was their listing though they will be receiving their %.

It was the listing agent that I contacted....but only because I originally thought it was an exculsive listing. Once I found out it was a multiple listing, I decided to go with my own agent.
She also showed the house to my dad. When I cancelled, she told me that she would have to be contacted about any offers I wanted to make on the house because we had an appointment to see the house with her, and she showed it to my dad.

but, you make a good point - if she's the listing agent - she'd be getting a commission anyway!

You really just need to say that you have been working with a broker. Do you like the house? Have you spoken to the agent that you use?

I havent' even seen the house!
But now i dont' want to if this is how the listing agent is going to behave!

I was just wondering if she's trying to bully me - or if that's legit...she was very condescending.

Yea - some of them can be hard to work with. All you have to do if you are worried about it -is have the agent that you've been working with get an appointment to see the house. Being that it's not an exclusive you can work with whoever you want.

That was kind of slimy of her to tell you that you had to go thru her. If she showed it to your dad I dont think that would make a difference one way or the other being that your dad is not the one that would be purchasing the house.

I would be careful about putting an offer on this house though because she can make your life difficult if it makes her angry that you went thru your own broker. This is what makes me hate this industry. She is definitely trying to bully you so that she doesnt have to split the commission.

I thought that I could use any agent I wanted as long as it's not an exculsive - but she threw me off when she said that she gets the commission since we had an appointment and showed my dad the house!
there are so many tricky rules when it comes to real estate, i get confused!!!

You didn't sign anything saying that if she shows you something that you end up buying you can't use another agent.

That is slimy. You owe her nothing. You didn't even go on the appt with her!

you don't owe her a damn penny. She took your dad to see the house - not you. If you are working with an agent that you like and trust then stick with her - she will do right by you. This woman sounds greedy and like she just wants to keep the entire commission. If that was the case - they why put it on MLS???

Some of the agents out there are VERY difficult and it is sad because it makes the transactions difficult. They are supposed to do what is in the best interest of the homeowner not what is best for their wallets.

My understanding is that if she actually showed you the house then she would get the full commission, even if you saw it with another agent subsequent to that. However, only having an appointment with her should not obligate you to see it thru her. If I were you I would tell your agent what happened but tell her that you would like to see the house thru her because of your less than positive experience with the listing agent. If she is fine with that, then have her make the appointment and go see it with her. Then, if the listing agent has a problem, the two of them can hash it out.

It makes me very happy to see that I'm not the only one who gets angry at what she did! I'm totally turned off from the house now because of herChat Icon
And I happen to really like my agent - he's my brother's godfather and I've known him since I was a baby!
