Dh talked to the real estate today and(updated 6/17 on bottom)

We are offically closing on our house on the 27th of this month I am soo psyched!!Chat Icon Chat Icon Chat Icon Chat Icon I still have so much to do i have most of the packing done but there is more to pack My job is never done!Chat Icon Chat Icon Chat Icon

now they want to close on the 23rd but they want to move out on the 25 which is a sunday!question dont the owners have to be moved out to do a final walkthrough? this is crazy!Chat Icon Chat Icon I just want to move into my new house.Chat Icon Chat Icon

We had a similar problem. Most people move out before the final walkthrough, but there are many reasons why sometimes that doesn't work.

When we bought our current home we let the sellers stay 2 months (don't ask) - anyway we asked them to put a few thousand dollars in escrow and we did a 2nd walkthrough (1st at closing with all their stuff in the house) once they were all moved out. Since there was no damage we gave them back all their money, if there was damage we'd have to get an estimate and hold whatever funds necessary to cover the damage.


We are closing Monday on a new house and we can't leave until later in the day (after the closing) they asked us to put $1,500 in escrow and they will do a walkthrough prior to closing and then a final after we are out later that day. We should have our $$$ back within 24 hours as long as the movers don't damage the walls or floors.

If they stay past the closing date, you also charge them per day for staying in what is now your house - like a daily rent. You agree on the amount with them and the attorneys.

Good point I forgot that. When the sellers stayed 2 months we had them pay our mortgage bill for 2 months (well not all of it, but most of it.)

That happened to us too... we closed on a friday and they moved out on a Sunday. We did 2 walk-thrus, one on Friday morning before closing and then again on Sunday when we got the house we checked everything out again. There was money in escrow just incase something was wrong.

We did the same. We closed on Wednesday, but didn't get the keys until Friday. We did two walkthroughs.
