Question - Regarding house Danielle and I were interested in

Hi,
I am planning on calliing the owners tonight, because it is being sold by owner. We told them we would get back to them if we were going to put the offer in that they were looking for.

Well Danielle and I talked last night with Danielle's mom and dad and we decided we may just pass on the house. It really bums me out too, but there is something about the house that we cannot settle with. It has 3 bedrooms and one is right off the kitchen. We were going to make that the dining room and then we would only have 2 bedrooms. One is really small and we were going to use as an office and the other is just a little bit bigger. Our bedroom in our apartment is bigger than the both rooms together. Well almost. So even thought the house is totally renovated and it has a nice openess and 2.5 baths we gotta pass.

Now what do I say when I call the owners tonight? I want to tell them that we are going to pass on the house because I dont want to leave them hanging. They are really nice.

scott - if something isn't sitting well with you - then you are doing the right thing. It's meant to be and the right house will come along.

I would just call them and say thank you so much for being so kind to us...unfortunately we decided to pass on the house - but we wish you a lot of luck in the future with it.

So it would only have 2 BR's and one is tiny? And the 'master' is really small too? Sounds like you're making the right decision.
I agree with the above poster, just thank them and wish them luck. they'll sell it, dont' you worry!

Yeah you could put an extension on the front of the house and one on the rear of the house, but where would we come up with that money....to do that?

well - just an option - but if the house goes up in value - down the line you can always refinance - take some money out of the house an add an extension.

Well if we do that....our monthly mortgage payment will go up and it is already high. We are just going to wait and save more money, so we have 20% to put down

tell them while you had some interest in the house, it does not suit your needs and desires in a home. Hey...maybe they'll come down in price to compensate. Would you take it if they lowered the price???

Not sure. Probably not. If it had 3 bedrooms upstairs, There would be no hesitation. We would of bought the house 2 days ago. The house has everything, just not enough bedrooms upstairs.

Edit - Danielle just said that she would buy it if the house was $380k, but how would that be possible, I already offered $392,500. If they were going to accept a lower offer than $400k, they would take the $392,500 over the $380k...

Oh well

If they are pressed to sell they may accept a lower offer if its been on the market for a while . Could you put an extension on the house down the road?

The house has been on the market since February. They originally were asking $449k, but they didnt get one bite, and then they went down to $429k and someone put an offer on it for $380k, and then their contract with C21 ended and they decided to sell it themselves for $409k. So that is where we are now. The husband said $400k is the lowest he will go. I dont know when he will realize he isnt going to get that much for this house. The house is worth $385k at the most. Dont get me wrong, it is very nice, and has possibilities for expansion....but I dont know anyone that would pay $400k for a 2 bedroom.

Anyway...He is losing money monthly....especially since he is paying the mortgage and all the bills and he doesnt even live there

Maybe he would be willing to compromise a little? If its not sold and he gets a little more hungry to sell he might be more inclined to come down in price. Why dont you touch base every now and then and see if its still on the market? Maybe then he will come down in price.

Or...if you really love it go for it and put an extension on later. YOu could make the BR which you want a DR in to the office for now and have your BR and then a guest room upstairs? We have a DR and and EIK and honestly, we usually eat on the deck or while watching TV!

Yeah well we need a dining room because Danielle and I both have big families and we would want to have our families and our friends over...so the dining room would come in handy...especially since the kitchen has only a breakfast nook to put a table

Ok I called. I feel really bad now...dont know why. I told her that we really loved the house, Which she knew, but we had to pass on it. I also told her that I wanted to thank her for showing us the house this week and spending so much time with us. I said I hope we didnt waste your time, and she said that we didnt. I kinda felt that she was a little mad that we werent going to buy the house...At the end of the conversation, I said that I wanted to wish her luck in selling it and that was it

Honestly, i know prices are out of control, but we cant lose perspective that If you're going to spend Almost half a million dollars on something (which actually, after interest comes out pretty freakin' close to a million), you shouldnt have to "settle". Dont worry Scott- you're house will come Chat Icon
