Just put an offer on a house UPDATED !!!
I am happy and a little nervous, I don't know what to do next. Can anyone offer some advice. I also need to know is it better to go directly to the bank or use a mortgage comp. Or does it matter. Where do I get the lawyer from? My realtor or on my own// SOOOO many questions dont know where to start.

Well first off - good luck!!! Was your offer close to asking price?
Do you have a preapproval from a mortgage company/bank? If you do you could go through them for the mortgage if not then you should shop around. The mortgage brokers may be able to give you better rates bc they buy in bigger quantities.
You also need to get a real estate lawyer as soon as possible. Ask around - friends and family will usually know someone.
If your bid gets accepted you will want to bring an engineer in on the house within the next couple of days to make sure that the house is in good condition (not just from what you can see but the guts of the house!)
If you need recommendations for either mortgages or a real estate lawyer FM me. I LOVED my RE attorney and have a few mortage people that I would highly recommend.

I agree w/Diana1215. Preapproval of our mortgage made the difference for us. They had another potential buyer who wanted the house but they were not preapproved. The seller's went with us for that reason and that we promised them a closing date within 30 days of signing the contract.
I work in the title industry, so if you need a great RE lawyer, FM me. I deal with a ton of lawyers on LI, Queens, and upstate NY.

Good luck!  I agree with the other posters. You will want to do those things first. One thing I had posted on another thread was to double check your taxes with the town. We are in contract for a house and we just found out recently that the taxes are more than we thought they were! They weren't listed correctly.
Also, if everything goes smoothly, look into house insurance right after the house is appraised. This way that can be in place before closing. Again, good luck! It is very exciting!

That is so exciting--me & my DH went through that about 2 months ago and we just got the keys to our new home on saturday. We went with a mortgage broker who was a friend of one of my co-workers and we were very happy with him, you can also go to banks, I hear bank of america & chase are giving great rates especially if you have over a 700 credit score. Our offer was accepted today so now we have to have someone come and inspect it. I am a little nervous, I am praying and hope that all will turn out well.
