yeah what a big inprovement. did you ever see the show moving up where one women buys a house for her and her fiance to live in, after she buys it she finds out there is a rat, maget, dead squirrel problem. she basically has to redo the entire house from the foundation up.

That house looked so Good! What a BIG difference. Its seems like somthing cool. if you can get a house on forclusre around here you could probably make a good profit off of it.

I don't mind watching those shows.

Re: Anyone buy a house to "flip it"

I do have pictures, but not on the computer and I have no idea where they are. Both places were in good condition when we brought them. The first was a co-op and all we did was put in a new kitchen. The kitchen was $5k for cabients, tile counter top and floor. We sold it in 2 years for exactly $100k more than what we paid! Chat Icon That was how we were able to buy our 1st starter house, which we also sold for $120k more than what we paid for it in 2 years. The only thing we did there was new hardwood floors throughout the entire house $8,500 and paint maybe $500 in paint.

In our current home we have invested more money into it because we brought it at amazing price and they are somethings we couldn't do without like CAC once you have it hard not have it. So, if we do flip this house I doubt we make more 100k, and to me it will not be worth it. However, if the opportunity came and we were able to make more $150k I will pack my bags tommorow! Well, maybe not I would have to until we've been here 2 years to avoid capital gains tax.

It's crazy! I remember when Rob and I first started out it was so hard for us to come up with a down payment and pay the mortgage on the Co-op. We have come a long way. I tell all my friends buy, even if it seems tight at first it 100% better than paying rent.

Danielle and I do not pay that much in rent, but I keep telling her the house market is only going to get worse, and we should buy now - even if it is a house that we arent going to raise our children in. At least we can start earning equity, but she doesnt want to listen to me, she just says I stress her out

You couldnt be more right!!!
When I bought my first apt 4.5 years ago - I had $250 left in the bank at closing - I had to wait to move in cause I couldnt even afford the bills....now we have a beautiful home and are talking about buying our 5th property - let your money work for you!!!!!!!

Re: Anyone buy a house to "flip it"

I bought a co-op in 2001 for 72K with my divorce $ - sold it in 2003 for 160K - so now I have a nice savings account, and a time share, and we take vacations...and maybe I will invest again in real estate but I needed to put it aside for savings first - fortunatley DH already owned a home when I met him, so we didn't have to re-invest.

Scott you should buy, whatever you can....
