Here are typical questions that we ask:

How old is the house (if we don’t already know)
How long have they lived there
How old is the roof
How old are the windows
How old is the oil tank (we also ask how many gallons they use per year – the men always know LOL)
We almost always try and find out why they’re moving (usually it’s out of state)
How many amps is the electrical system

I think that’s about it. If the house has a deck we ask them if they have a CO for it, they usually don’t. I’m sure there are other Q’s we ask, but those are the one’s we ask at every house!

I'll add to this:

If you have oil:
How old is the oil burner-frankly the newer ones are more efficient than older.
How old is the hot water heater-note that hot water heaters tend to have a life-span of about 10-12 years. They are not that expensive though so it shouldn't be a deal breaker.
Recent renovations?
How old are the ac units-do they come with the house..for CAC who old is the unit is their a maintenance record?
Neighborhood: schools around, school bus patterns.
Is the neighborhood mostly sinlge family homes or some rentals?
Ask to see last tax assessment if available so you know what your taxes may be down the road. Also ask if the taxes that they are currently paying have been adjusted for STAR.
Ask about electric usage and electric bills.

More as I think of it.

How old is the water heater?
Is there a cesspool?
If there are carpets - find out if there is hardwood underneath
How old is the washer dryer?

Is the house in nassau? if you have the address you can get a ton of info on www.mynassauproperty.com

Be on the look out for water damage/mold....

I always check water pressure because i can't live in a house with bad water pressure....

If you are commuting to NYC - ask about parking at the LIRR...

Check the windows. We thought they were fine and ended up replacing all of them within 3 years.

If there is an alarm system is it working properly? Who services the alarm?

Same with inground sprinklers.

If there is a pool - see if you can tell the condition of the pool, the age of the pump, the condition of the lining. How old is the pool, has anything been replaced?

If new to the area, check out the local police precinct for crime stats in the area.

See how other homes on the block are kept.

I'll also add that there were all new Andersons in our house and some of them were put in wrong and I had to have them re-installed so when you get it inspected, make sure your inspector checks it out. Make sure they close tight and the weatherstripping is on there.

Windows are a ton of moolah!
