I know! We bought it a few years ago for 250,000, but two different sets of neighbors both sold theirs for around 370,000 last month!

Good luck...

I have to say as well that I cant imagine paying that much for Deer park. Not even close to that amount, but maybe the buyers will..since your neighbors sold theirs...

We have looked at 2 immaculate houses in Deer park each with 3 bedrooms, full finished basements for less then $340, 00 each...

ETA- I may be wrong because I see other condos in your area listinsg at $350...But there are 3 other Quail Run condos( 2 bedrooms for sale right now) and the highest is $360,000. If I were looking in that complex, I would likley look at the other 3 first. I think you will get more lookers is you make your price more copatible with theirs.

You wouldn't believe what condos all over are going for and i am not surprised by this price tag....PLUS you don't know the conditions or the updates that have or haven't been done to the condos unless you are there and comparing. Some people are VERY willing to spend more money on a updated condo!!!!

PLUS you always shoot a little high to see if you can get more..

ANYWAY...GOOD LUCK..I am going to be in your shoes soon and will try to get top dollar!

Well, we had a bunch of people in looking at our place today--two of the couples had been to some others in the complex and said ours is in much better shape. Our neighbor that has similar updates to ours recently sold his by owner and got $372,000 so we'll see what happens. Like Redhead says, I would rather start high and then work from there. Good luck in selling your place too Redhead!

Oh im not saying you couldn't get it. I just saw 375,000 for a condo Chat Icon

Houses in Levittown (where we were looking) are going for 349,000

Im not saying you couldnt either..I edited it to say I saw comparable...

I would suggest updating your listing too if there are updates to make it one of the ones people would look at first, it says new carpet but thats not really an "update" to explain the $10-$15K higher price.

I know Quail Run well, well have known 2 people who owened there, they are the nicer of the deer park condos...

I was comparing, thats why I made a comment, I was not aware of updates as they were not listed on the ad, until she mentioned them. I DO know how much people will pay for condo's, as Im in scouring the market for them along with houses and I also know people who live in her condo complex and My mom sold our condo 4 years ago...I totally agree with listing higher....but hers was listed much higher then the other comparable units...she explained, I tend to agree she will get a lot more for it ...

I know a couple with a newborn in the market for a condo and they live in Deerpark now...I emailed them the listing...

Hi again. Another thing is that some of the condos in my complex listed on MLS (like one for 360,000 and one for 375,000) only have one bathroom. We have 1.5 bathrooms and that makes a difference to some people. There are different models too (ranches, 2-story townhouses, etc.) and we went with the starting price that our neighbors with the same models (and in similar condition) used. We'll see what happens. We have more appointments scheduled for tomorrow.

Donna....sorry to tell you but comparing MLSLI listings IS NOT the same as going to the condos and looking at why one is priced HIGHER than the others. As you said you weren't aware of the differences. And what YOU are going to pay isn't what the general public is going to pay as shown by the dramatic increase in prices in condos as well as desireablility! Another desired point is that her common charges are VERY LOW! Most condos on LI have common charges that are MUCH HIGHER! OUR condo is going for 250K for a 1 bedroom. Her listing isn't far off. Like she said there have been others that sold a little less that HAD LESS. SO it makes sense that hers goes a little more....ESPECIALLY for an extra bathroom! HIGHLY desireable when you have more than 1 bedrooms! PLUS i am sure sunshine has done her homework at this point, has had someone come to assess her condo and what it is worth both the upper range and the median range. I am sure she will get lookers. Someone looking at the condos in her area will go look at all of them and make up their mind.
2 close friends of mineare looking looking, I am looking right now, actually having another bath is VERY important to a future family and/or home owner... condo or house! A lot of affordable HOMES do not even have that!

They are selling their now, 500K homes because they cannot or do not want to keep up with the up keep of their home and are buying 1-2 bedroom condos AND having 250K to spare! And spending an extra 10K on a another bath is nothing to them!
