new house hunter... looking for some advice..
Hello..
My husband and I have started hunting for houses.. we are looking in the sound beach,miller place, rocky point areas as well as Port Jeff Station.. We have a real estate person working with us.. so she's been helpful.. but we are getting discouraged..
Looking for some advice...... if you have any!!

What are you finding most discouraging?
For me i am just not finding "my house". There seems to be a billion houses for sale yet none that i feel is mine...
I am VERY discouraged

we are looking in Ronkonkoma, Centereach, Hauppauge areas
ETA...and i feel bad too. We have a GREAT realtor and we have seen a bunch of houses....but none that i am head over heels for
and i just feel you should really like the house if you are going to buy it.
But i feel your pain....VERY frustrating 
I have no advice sorry....Just keep looking...
our houses are out there waiting for us

make a list of your "must haves"....for me it was:
a center hall, a dining room and a driveway.

I'm right there with ya girls...getting very discouraged. I also have been working with a great realtor but have not gotten that "feeling".
It's sooo frustrating!!!!

I know how you guys feel, FH and I must of seen a million houses and we were so tired and almost settled for something less than my expectations.... then... BAM we found OUR house!
YOUR house is out there and it's waiting for you, you WILL find it and you will be so happy!!

This would be my advice too. It helped us to have strict criteria. For us, it was pretty narrow: under 350k, low taxes, great neighborhood with great schools, no work needed. Those criteria alone kept us looking, and looking, and looking...until finally we found something we loved - on LIF!
Also, you might find it helpful to get all of your financial paperwork in order and in one place: copies of the past 2 years tax returns, recent pay stubs, etc. and run a credit reoprt from myfico.com to see if there are any errors - the mistakes can take a couple of months to clear up and better to do it now than when you are signing the mortgage papers.
Good luck and try not to get discouraged.
ETA: Tell everyone you know you are looking - some homes are sold via word of mouth before they even go on the market.

Thank you so much everyone!!! the advice is great....my dh and I just started looking... we have been looking at houses that are a little out of our price range.. we are also looking for something under 350k- do you think this is ok?? how much do you think people are willing to go down if we put in an offer much lower?
We def want something that has an attic, basement, low taxes, great schools, we really like ranches... so, we kind of know, I am confused about the price and if we should knock it off our lists if it's way above. Most of the homes we have looked at are nothing above 359.... we ideally want to pay 330k for the house...

I don't know how the market is now, but 6 months ago it was hard to not pay close to asking price. A good realtor should be able to guide you as to how much to bid. I think there may be more flexibility with FSBO homes since realtors are usually not involved and you can negotiate directly with the seller.

when we were house hunting we were looking in the exact same areas as you... we ended up in Rocky Point in the same price range as you are looking for... there is stuff out there... you just have to be patient! i got super discouraged plenty of times!! I think we put in 3 offers on other houses before we ended up with ours... Definitely look out for low taxes! If you have any questions about the area, just let me know! i'll keep an eye out for new for sale signs!!
