home inspection ?

This may sound dumb but I am not sure of the answer. Do you have the home inspection done first before going to contract or after? I guess i want to know the timeline of events:

Put an offer
Offer accepted

What's next??

Put in an offer
Then when it is accepted, bring in the inspector.

Anything that the inspector comes up with your lawyer will put in the contract.

haha just kidding. In this time you are doing loan stuff.

Yes, your next step is to bring in the inspector. He will tell you the good and bad about the house. There may be things that you want the sellers to try and fix and that will be put into the contract.

yea you don't want to sign the contracts and then realize the house has a lot of damage that you couldn't see or that you wouldn't know about.

If something comes up you want them to take care of it. Who's to say the roof won't cave in with the next bit of rain??

The bad thing is you pay for the inspector and the contracts aren't signed and the deal could possibly still fall through, however it is a risk, but the inspector is worth it. Kind of like buyer's insurance. lol

You never sign before you have the home inspection. EVER! I made all my offers (past!) with a contingent to the home inspection.

It could cost $$$$ to find out you have rodents, termites, foundation/structure issues, rot, mold, etc... after you bought the house.

Is it possible to have that in the contract- bascially the sale is contingent upon getting the mortgage as well as the results of the home inspection report?

That I don't know about, however you may want to ask your real estate attorney.

Thanks for the info..... i did have one more question about home inspection. What is the difference between a Home inspector and and engineer? I've rec'd different opinions on who to use- some say Engineer others say home inspector is fine. Any ideas?
