another lawyer ?

Ok- our offer was accepted on a house. I had the inspection done last week, and i notified my lawyer of a problem that was found. How long does it usually take to here from the sellers lawyer regarding something like this?
I told my lawyer on Monday about this, and i dont want to be a pain- but i just didnt know how long the process might take, so i called to follow up. Does anyone know??

Maybe they are working on getting it fixed... so they haven't given you an answer yet?

Lawyers are slow slow people in general. Drives me nuts.

Re: another lawyer ?

Has your lawyer sent the seller's lawyer a letter notifying the seller of the problem and that the seller must fix it?

You can call your lawyer and ask to speak with a legal assistant or a secretary and have them pull your file. Ask them if a letter was sent and what it said. Then ask if they have received a reply from the seller's attorney.

Have you been cc:'ed on all the letters that have gone back and forth?

For us, things would happen and our realtor would get the mail days before we would and she would let me know about things. HTH

Re: another lawyer ?

Thanks- I hate the waiting process.
One more question-
There were a few minor things that need to be fixed in the house- like the illegal paper dryer tube, and a leaking steam vaulve- it would cost less than 100.00 to fix them ourselves- is it worth bringing that to the table?

Re: another lawyer ?

If these are problems to you, then you should tell your lawyer now and not at the last minute becuase then there is almost nothing you or your lawyer could do (for such a minor issue that you already knew about).
But if something needs a PERMIT, then you want the seller to get it. That should be brought to your attorney attention.

Re: another lawyer ?

Nothing is too minor to bring to the table. I paid a nice price for my house. The sellers were very accomodating to fixing even some minor stuff that I wanted fixed (and was too lazy to do myself).

Bring everything to their attention. Offer to them that they don't have to fix it themselves... but how bout a credit at closing?
