how do you find one that works for you?

good question...
i think you just get lucky

i went to one adn she was so so....buti really felt that she didn't do enough for me..

Then i met the realtor that i used and am still using...
we just clicked...She is understanding and patient with me...which is what i needed most.

so far it has worked out very well

Technically all agents work for the seller unless you hire someone as a buyer broker in which case they would work directly for you.

In the case that you just want to use a regular realtor you just have to find someone that you have a good rapport with and who you can trust. Even though the agents technically work for the seller you still want to find someone who also will put your best interest first and make it work for everyone.

Interview your buyers agent and get a referral from a friend in the area! Make sure she/he is from your area specifically and knows the lay of the land... Honestly, Ask if she is showing other people your price range- you want to be first priority and dont want to be competing with another client. Hopefully, they are not too busy to commit to you.

We had one agent who was awful. She was extremely naive and did not realize the corrupt bidding situation we were in (agents from the same office trying to make a deal, poor negotiating strategy, etc...). She wasn't entirely from the area so she didn't realize what the cost of houses should be. She let my clueless DH and I do all the work. We eventually won the bidding war going overasking, spent 1350 on the inspection with all tests and engineers report to find out the place surfaced mold and a broken fireplace. We were floored and backed out! She had known about the fireplace from the listing agent, but forgot to tell us. Totally disorganized!

We have another agent now who is AWESOME! She is extremely well liked by other brokers (other brokers want to do deals with her), knows about homes before they come on the market, gets me in on day or 2 (so if the home is
going into a bidding war, I can play), will cut her commission if she has to to get the deal done, and is so honest and ethical. She is a 30 year resident of the town we are looking. She is really nice but has an aggressive personality when it comes to the negotiating. She wont be strong armed by the listing agent.

Just had to mention this because I think it does make a difference. Definitely interview and get referrals!

Actually its how we found this house. I called the agent that was listing the house, and this woman was available to show the house. We in fact really didnt like dealing with our agent, but instead liked to deal with her partner, the sellers agent. So if anyone needs a realtor in Nassau County, let me know...He is the most honest and sin cere agent I have ever met. I actually have him showing my friend houses right now.
