...when you're ready to begin looking for a house/condo?

In the order you have them - bank and then realtor.

we got pre-approved for a mortgage, and looked at a few mortgage lenders to see who would give us the best rate. Then we contacted a realtor in the areas we were looking to move to show us arround. Oh, one thing we found was that the realtor kept trying to show up homes that were about 50k more than we wanted to spend. It was really frustrating, so we went to a new realtor and gave them a rate that was about 30k less than we were looking for, and then we were finally shown houses in our price range.

So when you go to the bank is there a specific "mortgage" person you go to or can anyone help you?

I would go to a couple of brokers first. Banks are locked in to the products they can sell; hence there is little room to pay with the interest rates. Brokers can get mortgages from any lender and tend to buy them wholesale where by their mark up in the interest rate is how they make their money. Brokers tend to have more room to wiggle and you can get a better interest rate a lot of the times.

There is typically a mortgage person. I would go to your bank first, review your finances and get pre-approved (or better, pre-qualed). That way you can better prepare for where to look based on what you can afford.

YES!

It doesn't hurt to look at banks... but my experience has shown that if you can find the RIGHT broker... he will beat any bank's rate.

If you are starting to look, do you have an idea of what you can afford?? The areas etc

Speak to a mortgage broker about options

I would do open houses at first, scope it out and see what its about.

A realtor you can find anytime they are a dime a dozen.
