Kitchen question

What is the average price of remodeling a kitchen? Meaning cabinets, counter tops, etc. Not including appliances.

It depends on ALOT of things. First, the size of your kitchen, the type of wood, different compartments, type of cabinets, whether you want an island, wine rack, curio, glass. I know some people who've put pre-fab in their kitchens and remodeled their kitchens for 20k and then I look at my kitchen that we renovated and it cost us around 60k so it's all different.

Or Kitchen Cabinets where about $11K & the counter top was about $5K - we got granite. I don't know how much in labour we where charged because we had a lot of other work done and I don't remember the breakdown.

We just spent around $6k on a complete remodel of our kitchen. But we did everything ourselves.

Floor to ceiling.

i agre with everyone else you can pay as little as 10,000 for a kitchen reno using mdf cabs and formica tops or the sky is the limited with natural cherry hardwood cabs with granite or soapstone countertops. you have to figure about your budget and take into account how long you plan on staying in your current home although the price of a new top notch kitchens does amazing things to your homes worth. good luck Chat Icon

It completely depends. My FIL owns Karp Kitchens in East Northport and has been designing kitchens for over 40 years.

Are you completely gutting?

Extending? Vaulting ceiling? Bigger window? Adding sliding doors? etc.

Are you reconfiguring plumbing? $$$$

Electrical- depending upon appliances (higher end stoves need more electrical), Under cabinet lights, task lighting, lighting to highlight architectural details

Cabinets? Real wood? What type of wood? Cherry is the most expensive and birch is on the cheaper end. Also finishes on the cabinets. One of my FIL's customers wants a glasze on her cabinets. It's $8,000 just for the glaze!!!
Do you need any custom cabinets to fit the space?

Countertops- formica, Corian, granite, cement, etc. Will you do the backspash in the same material?

Appliances- Low end or high end? Oven- double or single, convection?, slip-in, slip-over, or standard. Stainless steel (always more expensive and the fingerprints) or not. If you want them to be paneled to match the caninets that's $$$. Microwave- counter, over the stove, slip in drawer. Dishwasher- stanless steel tub?, standard or the new split drawer unit.

Flooring- ?????

You can spend anywhere from $5K to well over $150K

I've known some people whose entire budgets equalled what other people were spending on a Viking 6 or 8 burner stove.

I have your typical L-Shaped kitchen and I am gutting it out.

The cabinets (Kraftmaid) will run me about $6500. Thats for a premium color/glaze as well as a few upgrades (you can get Kraftmaid cabinets in a different color for cheaper).

The countertop we are getting is a Corian with a molded sink (sink directly flush attached to the countertop). Thats about $3700.

There are other things we are doing to the kitchen that will add money like putting down a new floor. But you can get NICE cabinets and a countertop for under 10k total.

We are doing the work ourselves as well.

When we bought our house it was a disaster & needed tons of work so we said we would leave the nasty kitchen as is because we needed to spend so much $$$ to fix everything else. Well once we got started we decided the old kitchen was too gross to live with but we had no money left in the budget for a major remodel. Instead we did it really low budget, $5,000 to be exact which included taking down a wall, sheetrocking, new electrical, some new plumbing, new subfloor & flooring, some new appliances, cabinets, counters, lighting, paint & molding. We did all of the work ourselves.
Eventually we will do a dream kitchen, but that will include extending the back of the house.
Even with our shoestring budget kitchen our house appraised for 44% more than what we paid 12 months prior-a new kitchen of any kind (done well) adds value. We certainly do not have any of the bells & whistles you'd find in a 60k renovation, but we have tons of storage, its very easy to work in & its new.

Thank you for all of your responses. I'm asking because Dh and I will be looking to buy a house very soon and I'm wondering if it's worth it to buy a house cheaper and fix the kitchen rather than paying more for the kitchen to already be done. When I say "done" I mean...new. Chat Icon

thanksChat Icon We got them from Home depot, they are special order "stock" cabs available in three finishes. They are not solid wood, but they are built fairly well & the look nice. We did a few things to acheive a custom look with what was available. We used three wall cabinets to build our pantry cabinet because they didn't sell one already made(next to fridge) & we used a small base cabinet with the counter over hanging it to allow space for our dog's bowls (right of the stove). We also added soffits that follow the shapes of the cabinets to help them look taller, our ceiling is 10 feet & the cabinets only came in the standard height. We built the fridge into the wall to give it a more built in look & free up space. We are getting ready to build a center island, I'm just trying decide what type of countertop I want on it.
