Any tips on house hunting?

My fiance and I are going house hunting in Orange County this weekend...and I'm looking for any tips people can give us. What should we look for and look out for?

Try to make a list of things that are important to you (garage, basement, big kitchen) - and I also think if this if the first time you are looking it is good to look at all different style houses because you can get a feel for what style you really like.

I would also suggest popping in on open houses in the area that you are looking. You will be able to get a feel for what is out there right now.

Thanks! We already told the real estate agent we are looking for a mother/daughter home preferably - FH's parents will move in with us eventually. I didn't give her any other specifics though...just a price range.

If you have a particular town, certain requirements or expectations in mind it can be a very frustrating, daunting, trying experience. Try to stay positive and firm. (I've been looking since 5/04-8/04 then again from 1/05-present...162 houses...it's hard to always see the light at the end of the tunnel, but it's out there Chat Icon )

If you goto an open house and you do not want the real estate agent contacting you - put either a junk email account or a fake phone number down with a fake name for your contact info - Otherwise a lot of the agents will not leave you alone. We made that mistake plenty of times

I made the mistake of giving my actual price range, I should have given a slightly lower price range than I was comfortable spending b/c they kept showing us homes that were more than we wanted to spend, so that by the time we were in homes that were in our price range, they did not look as nice and did not compare.

Also, once you are pre approved and make an offer, don't make the mistake we did of giving the amount we were preapproved for to the seller. Our realtor should have deleted this info, but she did not. We got into a bidding war and the other side knew we could get more than we wanted to spend. It was not fun.

Tell the agent "the goal is to spend less than the house is worth".
