Did anyone add a second level to their house
or get estimates for adding a second level. I know that it depends on a lot of factors but I was just looking for a ballpark figure because I have no clue.

We are buying my grandparents' house which is currently a ranch (with an attic) and we were/are planning to add a second floor and make it a colonial. I don't know how many square feet (that's DH's department) but it was 4 sizeable bedrooms (master is 16' x 17'), laundry room and 2 full baths.....approximately $200,000. The architect said it was one of the largest second floor additions he's done so it may be less depending on the exact size. I think contractors quote a price, something like $150 per square foot.

We just finished putting a second story on our 2 bedroom ranch. The contract was for approx $105,000 this was for a 3 bedroom 2 bath (1 is master) 2nd floor addition. In the end we wound up paying around $120,000 because we added on extras and decided to gut the first floor and reinsulate and put up new sheetrock. So everything is brand new except the basement and kitchen. We did NO work ourselves so the price included ALL labor. HTH
