New to home buying with a few ?,s.....
Hi,
My name is Donna and I have been lurking on the home boards for a few months.
My husband and I are just starting to look for homes in Nassau(Levittown, North Bellmore, Oceanside, Baldwin areas).
I have a few quick questions if you don't mind?
1. How up to date are the Multiple listing services and can you find out how long a house has been on the market from the website?
2. Can you point out some areas that are nice in Nassau that are affordable. We live in an apartment over MIL house in Baldwin now, We know it is not the greatest area BUT there are some decent parts to Baldwin with some of the houses in the Oceanside School District, so we will still be looking here.)
3. We are seeing a broker on Wednesday but maybe I can run our situation by you guys. My DH has a job off the books in addition to his regular job. It is steady income of about $700 a week. I have heard about nodoc loans, if anyone has one or knowledge of one can you please tell me about it.
Are we basically screwed with the otb job?

A no-doc loan is not an issue. You usually pay a half a percent to a percent higher on your interest rate. They still run your credit... but you simply "state" you income and you don't have to supply paystubs.
Just call banks up and specifically say you want a "no-doc" loan and they will give you the rates for that. They may ask how much you are making off the books... but you don't have to give them paystubs.

The only answer I have for you is that I heard from my RE agent that if the MLSLI listing starts with a 17, it is more recent but I am sure that will change to 18, 19, etc.
