Yet another town question from me... Massapequa (all of them - East, North, Park and regular)
We didn't want to go that far out but there are just too many reasonable houses not to consider it.
So, is there anywhere at all that I need to stay away from? I know that E. Massapequa often goes to Amityville schools and they're not great but we don't intend on being there long enough to find out about the high schools. What I'm looking for info on really are the towns themselves - are there any bad areas? If so, where?

I'd agree about E. Mass., and I'd avoid it, IMO. The area and the school are not known to be good. Mass. Park is cute and DH grew up south of Merrick Rd. in Nassau Shores, which is beautiful, as is Biltmore Shores and the area down from Grace Church (I forgot the area's name). Really, the rest of the town (besides the east) is very nice.

Some of N. Massapequa is actually Plainedge district as they don't really have much commercial industry in that area the taxes on average for Plainedge are higher. That being said it is a smaller school district but growing. They just built another school.
E. Massapequa is basically Amityville. My friend flips houses and passed on one in E. Massapequa three years ago because he was worried about re-sale. He bought one in Wantagh instead.
Not sure about Park and regular. I wouldn't by close to the mall just for all of the traffic and such.
I do know South of Merrick Rd is very nice but then again a lot of those houses are on the water and they are

Thanks! What about regular Massapequa that goes to Amityville schools - do you know if that area is ok with just bad schools or bad area too?

I dont know too much about this but my dad lives in North Massapequa (near the SS parkway) and my cousin went to Plainedge HS.
I didnt know it was affordable over there - the house next to my dads was selling for like $500K something!

It's a weird range - there are quite a few listed under $400 that look decent (who knows what they are in person) and they go up to like 1.3 million . But the houses are pretty spacious and they have a lot of land, at least in comparison to Queens.

My MOH grew up in Massapequa Park and went to Massapequa schools. She's off Carmans Road and her neighborhood is behind the mall. But where she is, I don't think she was too affected by mall traffic- there are two ways into and out of the area that bypass the mall. The other side of Carmans is not great, but her neighborhood was very well-kept, lots of nice average size houses.

Really the only part of town that goes to Amityville district is East Massapequa. If you want Massapequa Schools, that is SD #23, Plainedge is #18 - and both are good districts. I also believe a part of North Massapequa goes to Farmingdlae schols, but I'm not sure about that.

You're right, with a few exceptions.
But, again, I don't really care much about the district (other than we have to be able to sell it), by the time we actually have kids that are old enough to go to school, we'll probably be gone anyway. I'm just concerned with safety and a decent neighborhood.
So, even one block on the east side of Carmens Road is a no-go?

Yes they do my stepbrother lives there off of broadway and they are upset b/c they said the farmingdale school district is not good. they bought the house 10 yrs ago, not expecting to stay there forever, but 2 kids later and they are still there. and the oldest is 6- ready for school!

my other step brother lives off of carman rd the same side as the mall , after the school, they love it there and are both in the school system ( she is a teacher, he is an asst Principal) so I know they would never buy in a bad school district or area. they are both called massapequa park but they have different zipcodes.

Look in Amityville...
My mom lives there-
Certain parts are REALLY nice- great neighbors, etc.. most of the families that live there send their kids to private schools- but if you aren't worried about it- you might as well look. My mom lives in Amityville Village- her taxes are pretty high- they have their own police force. But the town is so cute- and she has a great house on a double lot... (that's probably why her taxes are pretty high now that I think of it)...
I like Amityville Village WAY MORE than E. Massapequa.
Amityville South of Merrick Rd and North of Merrick, South of Bayville are good areas. Also, certain areas by Ketchem avenue are really nice to- my Aunt lives off there and they have some really cute houses.
Farmingdale school district really isn't that bad- their academic program is OK- have good sports, band, etc- my cousin went there and now she makes high 6 figures in HR.. so they must have done SOMETHING right.

My inlaws live in e. massapequa, i believe carmens road is the dividing line. their street is ok, but if you go to the end of their block to county line road, its a little iffy. even if your not planning on sending your kids to the school district the resale value is not going to be the same as regular massapequa.

I live in N. Massapequa. The school district is Palinedge. The middle school is brand new.
It's suppoesed to be a great school system. I believe the homes North of the SS Pkwy are Farmingdale schools. I would stay away from E. Massapequa, I was told the schools there aren't that great. Massapequa on the other side of Merrick Rd. by the water is beautiful, but crazy $$. I just moved here about 2 years ago, and I luv it here! Any other questions, you can FM me!

I grew up in Massapequa- it is a great town to live and raise a family. The high school is very big, (graduating class 550) but overall I had a great childhood. Family is still there. I lived in b/w Sunrise and Merrick off Unqua Rd. in Massapequa SD #23. I would try to make sure you're in that SD or Plainedge.

I agree with your statement. and what was said about Farmingdale schools is also false. The Farmingdale schools are good. They have a million and one after school programs and are very up and coming. Their budget passes every term. and are very big into sports. Not sure how the stereotype about Farmingdale's school district came about but it's completely false.
There really aren't any "blue ribbon" schools anymore. With this housing bubble, people(mostly younger people in fact) have had to move into more not so "good" communitites because it's more affordable and these towns are now are being occupied by people from "better" towns and from "better" backgrounds, which in turn will cause alot of towns to better and flourish with time.
I'm not saying to any of you who are looking for a house to go with something in an obvious horrid and unsafe neighborhood, but when you go looking at homes, look with an open mind and be realistic. Alot of people base their responses and their decisions on facts about a neighborhood that were formulated TODAY, and yet, this is something that for most of us, we won't have to consider until 12-15 years from now. Alot can happen in that time.
