actually this year only a small handful rejected budgets the first time. the second time I believe only 1 or 2 still rejected it.

yep they rejected it twice.
Schnapy posted a house yesterday that was south of montauk for $379 in E. Islip

same here! I wouldn't take it out...just touch it up! The wood paneling has got to go. The yard looks nice and big...this house looks like a good deal.
