Need help with a landlord problem...Update

One of our windows is cracked and is progressively getting worse.....now it is completely split...about 1 inch....the crack is a huge circle on the upper pane of the outer window..

We have called the landlord several times about this...last I heard they were still getting "estimates" to fix it ....which I think is BS.....I am going to have to start getting nasty...because this is BS with these people...What should I do?? How should I approach them again?

tell them you're going to fix it yourself, send them a copy of the receipt, and just deduct it from next months rent. Chat Icon

I would call again and suggest getting a new glass yourself and sending him the bill. My father has been a landlord for over 40 years and would never treat his tenants like thatChat Icon

Chat Icon Chat Icon I'm sorry that you have to deal with this. It is definitely horrible. I would try to restrain from being nasty with them though. I know that's a lot easier said than done. However, while you are living there, you are always going to need to go to them if there is a problem. It could make for an awkward situation even though you are in the right. JMHO. Maybe try to speak with them again about some of the suggestions mentioned above. Good luck!

documents as many calls that you have made

call them and tell them you are going to fix the window yourself and deduct from the next months rent if not fixed by the end of the week - give short deadline

get window fixex yourself

then copy the receipt and send with rent check to landlord
save original receipt

I agree...you'll see how fast they move then.

Definitely do this. We had an absentee landlord at one apt and if we had to wait for him to do anything...nothing would get done. We had to do this MANY times.Chat Icon Chat Icon Chat Icon

I would get the window fixed...then take the receipt and mail it with your next rent payment (minus the cost of the window).

ETA: I would send a certified letter letting them know if it's not fixed before a certain date you will fix it yourself and deduct it from the rent. If you send it certified...you know they got it because you will get the return receipt.

I would do the same thing, but I would put it in writing and send it certified mail, so you have proof that they received it. I would also stop calling and start sending letters. They might be more effective and then you have documentation.

Give them a deadline.
If it isn't fixed by X date, you will get it fixed and deduct it from rent.
