Ordering Furniture Before Closing

If all goes well we are should close June 26th. :crossingfingersicon:

Should I pick out & order my furniture (LR set, kitchen table, etc.) and schedule the delivery for a day or two after closing or wait until we actually close?

What did you do as a new homeowner ??

I waited till we were in the house before we ordered anything, I felt I needed to get a feel for how I wanted the rooms decorated

your closing date is not set in stone, a day or two leeway is not really enough. ours was pushed back over 2 weeks for no reason except that everyone coudlnt' come up with one date that all parties could be there. i would wait.

I would wait. Some closings get pushed out, rescheduled, missing paperwork, etc. You don't want to stress that new furniture is coming and you don't have the keys yet.

I say wait because the space feels so different when you are in there...you may order something that doesnt "fit"

I ordered my LR furniture before we closed because it was made to order and there was a 6-week wait. It was just enough time for us to do our floors and paint.

we placed a hold on our furniture...so we could get the sale price. Once we were in the house, we ordered it and it came right after we had the carpets installed!!

I would wait. We were scheduled to close 5/31 and had a contractor lined up for 6/1...it's 6/5 and we haven't closed and there's no date in sight Chat Icon

Thats a great idea. Put it on hold if we find something we love and then place the order when we close and have a good feel for the space.

Part of me wished that we had ordered our sofa and recliner so that it would have been ready when we moved in, instead of the 12 weeks after we had owned our home, however, we had some issues - with another person who wanted to purchase our home after we had already signed our contracts (this was in addition to the bidding war). We had a really tight turn around time and needed to be in our home no later than 12/1/05 - we saw our home and purchased it within a month and a half.

One thing to keep in mind is that lenders do not like to see big purchases made with credit or opening up new credit cards just before you buy your home. So if your lender does a credit check they could theoretically deny your mortgage. So with that and the crazy things that can and do happen before a closing, I would select the furniture, but wait to purchase it until a few days after you have closed.

We did 2 rooms, the den and the kitchen. I'm glad we waited on furniture for the livingroom because we changed our mind a million times. You need to feel out the room for a while before decorating.

I'd wait. So many factors can change the date of closing and you may not feel the furniture anymore once it happens. I'd wait until after. We did, and I'm glad cause I changed my mind a ton of times.

we bought our furniture the day we closed because we knew it was going to take 4-6 weeks to be delivered. Also if you want to finance the furniture you should wait till after you sign your mortgage with your lender they don't like to see big chunks of credit being taken out. We only really had to buy our bedroom furniture though but we ended up going a few weeks before we closed to see what we wanted and get prices so that we were all set the night we closed to buy it.

we didn't... although I wanted to. DH thought it was a bad idea-- but we had NO furniture in our living room for way over a month as a result of waiting. No couch, no coffee table, no where to sit and relax..

Um-- whenever I listen to DH I wish I hadn't.. if that helps!

we ordered our bedroom set before hand, but just didnt schedule deliver until we closed.

we bought it through raymoor and flanigan and it worked out well.

I would wait- things look different before you live there- and I wouldn't want to jinx it

I'd wait. We ordered a sectional for the den and now the builder is trying to get out of the contract (after a year!). I'd wait just to make sure everything goes through - Chat Icon (doesn't mean you can't start looking though!)

We ordered our bedroom set. Because, obviously we need that right away. Who wants to sleep on the floor? Other than that we ordered a couple of new appliances and thats it
