Re: did many of you put your closing costs in with your mortgage?
We did, but we also bought in NC where the closing costs were (I think) less than $3K.
We had an amount that we wanted to put down on the house and we just didnt want to come up with the extra closing money, so we upped our offer by 3K and had the sellers pay the closing cost. The effect on our mortgage payment was negligible.

We didn't put it in with our closing costs, but used the money from the sale of our co-op for it - just rolled it over so it didn't come out of our pockets. I think it was like $ 12K
