Need advice on selling my condo
My condo has been on the market since February and still has not sold. I have dropped the price numerous time despite the fact that two other similar units in my building have sold in the meantime, above what my asking price is now. The apartment is listed with my FBIL who only does this part time, which i think is part (or all) of the problem. I am at my wits end because I can not take having offers come in and fall thru or just be ridiculously low. Has anyone ever been in a similar situation? I don't even know what to do anymore short of trying to find another broker and causing a permanent rift in my family. Please help.

This seems like my answer for everything right now but why not try listing it for free on craigslist yourself right now and seeing if you get any bites?? I would try that before hiring someone else. I would sit down and have a talk with your brother about how you really have to sell and see how he feels about you going with someone else. I'm sure he feels bad that your condo has been on the market this long

Is the condo listed on MLS?
You might want to consider having you FBIL make you the contact so that you can make the appointments. Maybe you'll get more people.
If not on MLS....check out MLS Island and post it as a FSBO. Also post on Craigslist.

I have been posting repeatedly on craigslist and have gotten a few bites i passed along to him. I have decided any future bites, i will handle myself.
The condo is on MLS. I think part of the problem is he also works at a boutique agency, not a national agency, and there is only one picture on MLS of the front of the building.
I am trying to give him the subtle hint that maybe he is not the man for the job but nothing is sinking in......

I am sure the picture being only of the front of the building is not helping at all.
Why don't you post on craigslist under having an open house next weekend??

Definitely a good idea from this point forward to handle the craigslist interest. Take the appointments and do it all yourself. Can you FM me the link - if you don't mind, maybe I can look it over. Not that I am an expert but as a current seller and buyer I might have some insight to offer.
Weird about the MLS only having one pic - when I put mine up as a FSBO I was able to put 6-8 pics up. Honestly, I think buyers are turned off by only one pic. Would you consider doing the MLS Island route on your own? It gets posted on 15 sites including MLSLI, Realtor.com.

Honestly I dont think hinting at it, is going to make him realize. If you want to list it w/ someone else you should just come out and let him know that it has been awhile and you want to try another agency (instead of saying agent) He can always still get commission by being the selling broker if he finds you a buyer.
Also, definitely add more pics on MLS. When I was looking on MLS, if the house didnt have pics of the inside, I was turned off. I assumed that meant the inside of the house was crap, especially, if it was priced low for the area.
Try placing an ad in the paper as well on Sunday.

Oh, the business/family thing. I would get out of that arrangement fast. Your BIL can't blame you. It's not his full time job anyway. he has to know that you are anxious about the whole thing.
Have the talk with him and make your plans.

I agree with this actually. Its not like you didn't give him a chance. You were actually alot more patient then I would have been.

OUrs isn't selling either, so I wouldnt totally blame your realtor (although easy to do b/c I dont think mine is doing enough advertising! )
However, the one pic on MLS is huge. I won't even consider those when Im house hunting. I figure, like the other girls, the inside must be crap.
Since he's family and probably getting a lower percentage, I would use the money your saving and post it as if it were FSBO.

just wanted to add something (as a buyer who has looked at both townhomes and houses) ... DH and I at first really wanted a townhouse since we liked the idea of a "newer" place to live (most of them in our area are newer) and that we would not be responsible for maintenance.
after looking at quite a few, we added it up and felt since townhomes aren't really that much cheaper than a house, we changed our minds.
Just wanted to offer some insight into our situation... from a buyers perspective. Not saying that is the case with yours at all.

We are in Hoboken NJ though so really all the people looking there are looking for condos - but I would totally feel the same as you if I were looking on LI. It's amazing how expensive the townhouses are out here.
