accpeting offer on house then backing out

im very frustrated about this house bidding thing...my husband and i made an offer on a house yesterday put down the deposit filled out a contract and in the same day the offer was accepted...the same day real estate agent calls back and says he cant accept the offer...can they do that? and with no explanation at all???? we thought we had the house...........

Unfortunately they can but did they change their mind b/c they got a better offer, or b/c they no longer want to sell their house?

yep.. they can do this until you go to contract really.

This actually happened to me on my honeymoon. We were in the South Pacific (Moorea/Bora Bora) at the time and it was an absolute nightmare! We went as far as to sign a contract, fax and fed-ex it to them, and then we never heard anything. As it turns out, our attorney told us the owners decided not to sign at the last minute. I honestly believed the sellers agent dragged it on (we were supposed to go to contract prior to the honeymoon and wedding) and that we were the "back-up plan" for these people. I was tempted to take the sellers agent to small claims court for the cost of all the faxes, emails, fedexs, and phone calls (which cost us hundreds of dollars overseas in the middle of nowhere) but we decided it just wasn't worth anymore stress. In the end, we ended up with a different house in a better neighborhood, so maybe your situation is actually a blessing in disguise. Good luck!

They can back out until you have the keys in your hand and the papers are signed. Even a contract doesn't mean much these days unless there is something stated that they have todo something.
