Need advice about selling

What are everyone's thoughts? We're obviously not going to get what we wanted for our co op since the market has changed. We really need more space but are willing to stay a while to see what happens with the market. Should we take it off the market, finish whatever needs to be done (2 more doors need to be redone and the wood floor should really be refinished again), paint the living room wall(because a few buyers have asked if we would prior to leaving) and then relist it in a few more months or just do the work while its still on the market and wait till we get the price we want? sorry its so long. i just don't know the best thing to do!!

Honestly, if you are in no real rush, and you have a price in mind - I would keep in on Craigslist or something like that, as you do the necessary work (so long as you know you're number is at some point obtainable).

We had a # in mind for our co-op, and that's how we did it. We made minor upgrades (kitchen floor), paint, and just waited until someone came along with our magic number which we based on comparable sales in the area.

i really don't see the market getting any better

keep it up..

if you want to to do the repairs...cool...

but leave the co-op up

i agree with RH - keep it on the market - do a few things
ie painting - and see what happens
as i have seen there are ALWAYS buers & sellers. Chat Icon

totally agree! I would also be careful on what type of work you do - because you might not see a return on it (although all the things you listed are minor).

Totally agree.

I would also do minor work - unless there is something that really sticks out that you need to fix. People want to customize things to their own taste so they may end up painting another color or whatnot.

well we're actually thinking of painting the living room being that its tailored to our liking but most likely to not a lot of people's. but i suppose if we keep it on and someone wants to see it while we're doing the fixing we can just tell them what's going on right?

Chat Icon I see that the homes are going down in price so I would leave it on and tell your real estate agent you are flexible w/the price. Or tell your agent that you are willing to finish it if they ( the new home owners ) are intrested in having you complete the work! ok that's my 2 cents & Good Luck!

honestly, I would keep it on the market. I understand its hard, but being home prices are going down a lot of folks, including ourselves are saying why pay x dollars for a co-op when for a little bit I can get a condo or even a house. I know friends of ours are trying to sell a co-op 1 bedroom in Oyster Bay and its struggling but they did get an offer for 12K less and they are taking it because they are already in there house and they made money on it and don't see the prices of co-ops going down.

I would leave it up and make inexpensive improvements like the paint, etc. As long as it is not costing you alot of $ to keep it up.
