do you need to have house insurance when you go to the closing? how does this work?

yes you do, your loan processor should tell you all the things you'll need a couple of weeks before closing.

Yes. We had to bring a receipt that we had paid a year's worth upfront, I think. We kind of got around this by paying for one month and then showing we would have it automatically deducted from our checking account. Something like that.

We needed the same thing- and though we paid for a year up front we are still paying into escrow NOW for the next year. Though ours is only $560 a year, so the little extra does not make a difference.
